Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 35,094 service calls we have performed 29,964 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/22/26: Made sure the water heater, range and icemaker were off. There are numerous perishable items inside the refrigerator and food pantry photos below. The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 75 for now to save energy. Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
5/22/26: Mini fridge in kitchen read 42. Portable dehumidifier in kitchen read 47. Mini fridge in bar area was on and cold. All ceiling fans are on. Checked light timer in living room. Front load washing machine door is open to prevent mildew and odors. Thermostat #1-Foyer. Thermostat #2-Master bedroom.
5/22/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. One of the pipe fittings on the top of the water heater has corrosion on it. Client will address. Checked all damp rid buckets throughout the residence. Front load washing machine door is open to prevent mildew and odors. All ceiling fans are on.
5/22/26: All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
5/22/26: Made sure the water heater, oven and icemaker were off. There are some perishable food items inside the refrigerator photo below. Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
5/22/26: The lawn still has some browning throughout the entire yard. Did not run any water in the showers & poured water down the drains using the water jugs provided. Front load washing machine door open to prevent mildew and odors. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
5/22/26: Left everything off for now as there is a current boil water notice in the area. Downstairs mini split read 75. Humidity and temperature readings were 53.7% & 75.4. Downstairs portable dehumidifier read 53. All ceiling fans fans are on. Front load washing machine door is cracked open to prevent mildew and odors. Left the breaker for the on-demand water heater in the on position. Irrigation timer is in the auto position. Storm surge barriers for exterior doors currently not installed. Made sure the garage overhead door was closed when leaving.
5/22/26: Brought in a magazine with some sales flyers photo below. Cobwebs etc. are starting to build up on the exterior of the residence and may need to be pressure washed soon. Brought in one piece of mail with some sales flyers see photo below. Monitoring all old water stains on the ceilings closely. Patio furniture out on lanai. Both lanai screen cage doors are unlocked. All storm shutters are off/open. Made sure the garage overhead door was closed when leaving.
5/22/26: One of the Landscape lights by the front door was broken and laying on its side. Client is addressing. A section of soffits is pushed up on the front of the house to the left of the front door. Ceiling fan on lanai is on. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are open. Put the key back in the lockbox when leaving.
5/22/26: Watered the plant on the front porch. All ceiling fans are off. All storm shutters are open. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
5/22/26: The AC thermostat was blank and the AC system was not working when I arrived. I did not find any trip breakers and was unable to get the AC system to turn on. The condensate drain line appears to be clogged and AC repair is needed at this time. There is a large pile of landscaping debris on the grass in the front yard by the street photos below. Remove a spider free pool cage company sign from the front yard. The pool water level was a little low again when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Irrigation system is in the run position. Photo of the pool below. All accordion storm shutters are open. Mesh storm shutters on lanai are closed. Green forwarding slip in mailbox.
5/22/26: The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level back up. A water timer is recommended for the hose spigot to more effectively control the water level in the pool. Portable dehumidifier in kitchen read 52. Checked all damp rid bags throughout the residence. Damp rid buckets vs bags are recommended as the bags are prone to leaking. All ceiling fans are off. Green forwarding slip in mailbox. Mesh storm shutter on lanai is closed. All other storm shutters are currently off.
5/20/26: Drive by. Brought all mail documents requested to the post office for forwarding. Photo of the receipt with tracking number below.
5/20/26: Drive by. Went to the residence to determine why the irrigation system had no power. I found a tripped GFI outlet in the garage and reset it restoring power to the irrigation timer.
5/20/26: Drive by. Adjusted each zone on the irrigation timer to run for an additional 30 minutes per the client.
5/19/26: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
5/19/26: The strut holding the hood up on the car was broken when I arrived and will no longer hold the hood up client will address when they return. Put all the empty garbage cans back up on the side of the house. All ceiling fans are off. Checked all light timers. No mailbox.
5/19/26: Brought in a Sam’s Club package that was laying by the front door when I arrived photo below. Made sure the water heater, range and icemaker off. Watered the three plants on the kitchen counter. Front load washing machine door is propped open to prevent mildew and odors. All ceiling fans are on. Poured one bottle of Nuline down the AC condensate drain line for preventative maintenance. Will pour a bottle of the Nuline drain cleaner down the hvac condensate drain line every 90 days for preventative maintenance if applicable. Lanai screen door is unlocked. All storm shutter panels are on.
5/19/26: Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai needs to be cleaned. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
5/19/26: Brought in two pieces of mail see photo below. Removed the piece of wood from the driveway and placed it in the garage per the client. The outlet supplying power to the garage door opener and the front security camera quit working after I opened and closed the garage overhead door. I could not find any tripped breakers or GFI outlets. Client advised to run an extension cord to the plug for now. I unplugged the garage door opener when finished. Rebooted the front security camera. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Removed cobwebs from around the security cameras on the lanai. All ceiling fans are off. Turned the water main off to the house only when leaving.
5/19/26: The facia, soffits and gutter along the back of the house have been repaired since the last service called photos below. Excessive weeds are starting to build up in all the Landscape beds again. Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding to the new address provided. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are off.
5/19/26: Note on garage overhead door for lawn company.
5/19/26: The lawn has some browning throughout the yard photos below. Ran the hose in the pool during the service call to help offset evaporation. Wine chiller in kitchen was on and cold. Deep freezer in laundry room was on and cold. Mini fridge in master bedroom is off. Refrigerator and freezer on lanai were both on and cold. Order of AC thermostats are as follows #1-kitchen. #2-Hallway. #3- Master bedroom. #4-Guest house. Guest house thermostat #4 readings were 80/80. Handheld digital hydrometer readings were 80.9 & 54.6%. Large propane tank for generator read 65.
5/19/26: The lawn has some browning throughout the entire yard photos below. Connected the pool water auto filler on the lanai. Large propane tank on left side of house has 70lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers are sinking in numerous areas around the pool. Client is addressing. Mini fridge on lanai is off.
5/19/26: The humidity level was over the acceptable level of 60% inside the residence when I arrived. A lot of thermostat to 78 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All of the weeds appeared to have been sprayed recently. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
