Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,051 service calls we have performed 28,968 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/1/25: Water softener salt container is full. Irrigation system is in the auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Straps & ropes were tight. All the plants were wet from rain.
10/1/25: All ceiling fans are off. Storage room door on breezeway is locked.
10/1/25: Brought in a service slip from Southwest pest management dated 9/22 photo below. The weeds in the lanai pavers appeared to have been sprayed recently. Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.
10/1/25: The neighbor‘s car was in the driveway. Lanai screen door is unlocked. All storm shutter panels are on. Green slip in mailbox.
9/30/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 78 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
9/30/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
9/30/25: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
9/30/25: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
9/30/25: Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
9/30/25: Ran the storm shutters up and down for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed.
9/30/25: The facade of the building was being repaired when I arrived see photo below. Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater is over 10yrs old. Front load washing machine door is open to prevent odors.
9/30/25: The façade of the building was being repaired when I arrived photo below. The plantation shutter is waiting to be reattached to the inside of the new master bedroom lanai door. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
9/30/25: Will be removing the Bank of America mail document from the residence & bringing it to UPS for forwarding to the clients northern address. Storm shutters on lanai are closed. The mini fridge on the lanai & the mini fridge in lanai storage room are both off & doors open. All ceiling fans are off. Ran water in lanai sink. The new irrigation system appears to be on.
9/30/25: Removed a Hughes exterminator’s pest sign from the front yard. Made sure the water heater, range & ice maker were off. The right side overhead door has a small section of weather stripping missing that is allowing light to shine through. Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 69.8% & 84.2. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
9/30/25: A new fiber optic line was laying across the front yard waiting to be buried when I arrived see photos below. Was able to access the residence & the mailbox during today’s service call. Made sure the water heater, oven and ice maker were off. The mid guest bathroom shower faucet handle escutcheon plate is loose. I have tagged it as such. Watered the plant in the laundry room & rotated it. Front load washer and dryer lids are open to prevent odors. Ran water through the kitchen pot filler. Wine cooler read 55.0. Mini fridge on lanai was on & cold. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Visual check of the jet skis. All storm shutters are closed/on.
9/30/25: The power was off to the entire residence when I arrived. I did not find any tripped breakers and the electric meter outside appeared to be getting power to it. I turned off the refrigerator breaker and propped open the doors for now to prevent it from getting musty inside. Will contact the client and advise them of the situation. The lawn appears to be getting better. There is a kayak sitting outside the pool cage. Wine chiller in kitchen is off. Pool pump timer is set to run between 8:30am-2:00pm. Visual check of the boat photo below. Storm shutters on lanai & front door are open. Left the water main on when leaving for the pool water auto filler.
9/30/25: The pool pump motor or housing appears to be leaking while the pool pump is running see photo below. The tree on the back right corner of the house is touching the roof of the house & It may need to be trimmed soon photo below. Removed an elite pest signed dated 9/22 from the front yard. The lawn has some browning in the backyard. Client advised the perishable food items inside the refrigerator belong to the neighbor who is temporarily using the residence. There are some bird droppings on the lanai. There are a couple sections of soffits pushed up along the back of the house. The pool is missing a couple tiles on the waterline. Client is addressing. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the truck in the driveway. Visual check of the boat photo below. Left the water main on when leaving.
9/30/25: The AC thermostat was blank and the AC system was not working when I arrived. I did not find any tripped breakers and was unable to get it to turn back on. The AC system needs to be repaired at this time. Will contact the client and advise them of the situation. The lawn has some brown spots throughout the entire yard.
9/30/25: The white Toyota Camry is in the driveway. The lawn is starting to look better. Checked all damp rid buckets. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox.
9/30/25: Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The water heater is 10yrs of age & may need to be replaced soon. Checked all light timers. All ceiling fans are off.
9/30/25: Removed an arrow pest sign dated 9/17 from the front yard. Made sure the water heater, range ice maker were off. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed.
9/30/25: Brought in two pieces of mail with some sales flyers see photo below. The lawn has some browning in the backyard. The master bathroom tub appears to have a clogged or slow drain. I have tagged it as such. All ceiling fans are on. Visual check of the boat. Light was solid white. Both mini refrigerators on the lanai are off & doors propped open. Mesh storm shutters on lanai are closed. Storm shutter over front door will be closed if a hurricane is imminent.
9/30/25: Excessive weeds are growing in the lanai and back patio pavers. The lawn has some browning in the front yard & left side of the house. Wine cooler read 67. All ceiling fans are off. Front load washing machine door is open to prevent odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Green slip in mailbox. Left the water main on when leaving for the pool water auto filler.
9/27/25: Drive by. Brought all important mail to the post office for forwarding on Thursday. Photo of the receipt with tracking number below.
9/26/25: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
