Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 35,905 service calls we have performed 30,747 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/18/26: Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai needs to be cleaned. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
8/18/26: All breakers are off except for the ac & heat breakers. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
8/18/26: Put all sales flyers in the trashcan. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. Attic vet fan was running. All storm shutter panels are off.
8/18/26: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
8/18/26: Removed all of the items requested from the residence. Storm shutters on lanai are open.
8/18/26: Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater is over 10yrs old. Front load washing machine door is open to prevent mildew & odors.
8/18/26: All ceiling fans are off. Mesh storm shutter on lanai is closed.
8/18/26: The Internet modem does not appear to be working. Will be meeting with Xfinity to address the situation. Portable dehumidifier in kitchen read 62. Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 65.4% & 89.4. All accordion storm shutters are closed & all storm panels on. Blue slip in mailbox. Made sure to leave the water main on for the pool water auto filler when leaving.
8/18/26: Brought in two small Amazon packages that were laying by the front door when I arrived photo below. The lawn has a few small brown spots in several locations throughout the yard but is starting to look better. Wine chiller in kitchen is off. Front load washing machine door is cracked open to prevent mildew and odors. All ceiling fans are off. Visual check of the boat photo below. Storm shutters on lanai are closed. Green forwarding slip in mailbox. Left the water main on when leaving for the pool water auto filler.
8/18/26: The drain pan underneath the AC air handler in the garage appears to have several rust holes in it causing some of the condensate drain water to slowly drip down below onto the garage floor photos below. The lawn has a few small brown spots in several areas throughout the entire yard but appears to be getting better. Visual check of the boat photo below. All storm shutters are closed. Blue forwarding slip in mailbox.
8/18/26: The rusted banding on the corners of the house is causing the stucco to fall off in pieces photo below. Removed an elite pest sign from the front yard. The humidity level was over the acceptable level of 60% inside the residence again. Turning off the Eco settings in the thermostat is highly recommended to effectively control the humidity level. One of the small jets on the bottom of the pool is missing. Landscaping work has been conducted on the front of the residence. The mango tree on the back right corner of the house is touching the roof of the house & It may need to be trimmed soon. There is a small section of soffits pushed up along the back of the house. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Replaced all damp rid bags throughout the residence with some of the new ones provided. Visual check of the boat photo below. Left the water main on when leaving.
8/18/26: Removed a truly Nolan pest sign from the front yard. Brought in one piece of important mail with a stack of sales flyers. Will be bringing all important mail to the post office for forwarding. The lawn has several small brown spots in different locations throughout the yard.
8/18/26: The lawn has some brown spots in several areas throughout the yard. Client is addressing. Checked all damp rid buckets. Front load washing machine door is cracked open to prevent mildew & odors. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Left the hose spigot for the pool water auto filler on when leaving. There is a section of soffits pushed up along the back of the house over the master bedroom windows. Client is addressing. Green forwarding slip in mailbox.
8/18/26: The pool pump filter canister appears to be slowly leaking from the spigot at the bottom of it while it is running photos below. Weeds are starting to grow in the lanai pavers. The humidity level was back under 60% inside the residence. Will continue to monitor closely and adjust accordingly. The smoke detector in the master bedroom is no longer working due to an expired 10yr sealed battery. Client will address. The lawn has some large brown spots throughout the entire yard. Current water restrictions are in place until 10/1/26. All ceiling fans are off. Both lanai screen doors are unlocked. Visual check of the boat. Straps were tight. All storm shutters are closed. Thermostat #1 Master bedroom. Thermostat #2- Hallway.
8/18/26: Both AC air filters appear to be dirty and need to be replaced. Mini fridge was on and cold. All ceiling fans are off. Owner’s closet is locked. Both lanai screen doors are unlocked. Panels across lanai are closed but cracked open for ventilation. Visual check of the boat. Blue forwarding slip in mailbox. Left the water heater & water main on when leaving.
8/18/26: Excessive weeds are growing in the lanai pavers. The lawn has some brown spots in several areas throughout the yard. Current water restrictions are in place until 10/1/26. The garage side entry door is currently seized from swelling. Client advised to enter the residence through the garage overhead door for now. All ceiling fans are off. Water softener salt container is 1/2 full. Visual check of the boat photo below. All storm shutters are closed. Made sure the garage overhead door was closed when leaving.
8/18/26: Removed an elite pest control sign from the front yard. Brought in four pieces of mail with a stack of sales flyers see photo below. The top hinge and handle on the pool cage right side screen door are broken causing the screen door to not close correctly. Client is addressing. The lawn has some brown spots in several areas throughout the entire yard but appears to be getting better. All of the reusable AC air filters throughout the residence appear to need to be washed soon. The irrigation system is in the run position. Portable dehumidifier in kitchen read 41. Owners pantry is locked. Visual check of the boat photo below. I left the water main on when leaving for the pool.
8/18/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Poured several ounces of vinegar down the AC condensate drain line for preventative maintenance. Will replace the AC air filters per the instructions provided. Checked all damp rid buckets. All ceiling fans are off.
8/14/26: Some cinderblocks have been placed inside the washout hole in the backyard since the last service call. Weeds & grass are growing in all the landscape beds. Checked all damp rid bags. Mini fridge in Florida room was on & cold. Visual check of the boat & boat trailer. Boat trailer tag expires soon. Visual check of the outbuilding. Both doors are locked. Turned off the water main to the house only when leaving. Made sure the barrier was on the bottom of the front door.
8/14/26: Lockbox has been removed from the front door due to the exterior of the building being painted soon. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
8/14/26: The exterior of the building was prepped for painting when I arrived. All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
8/14/26: Unable to run water in the guest bathroom shower as the bathtub is full of items. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed. Watered all the little plants on the lanai.
8/14/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
8/14/26: All ceiling fans are off. Lanai screen door is locked.
8/14/26: Replacement damp rid buckets are needed for the car. Yellow spots on den ceiling. Client is addressing. All ceiling fans are on. Washer and dryer doors are cracked open for ventilation.
