Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,820 service calls we have performed 29,714 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/17/26: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.4/17/26: Wine chiller in kitchen is off. All ceiling fans are off. Poured several ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
4/17/26: Made sure the water heater, range and icemaker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrive. I found the ac thermostat fan in the on position and set it back to the correct setting of auto which should alleviate the humidity problem as the fan was continuously running without cycling. Will continue to monitor closely and adjust accordingly. Portable dehumidifier in kitchen is off. Checked light timer in living room. Lanai screen door is locked.
4/17/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
4/17/26: Checked all damp rid buckets. All ceiling fans are off. Did not run any water inside the residence. Lanai screen door is locked.
4/17/26: Watered the plant on the lanai and made sure to use the right side slider only. The exterior of the residence may need to be pressure washed soon. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
4/16/26: Brought in a notice from the water department concerning the replacement of your water meter recently see photo below. Made sure the water heater, range and icemaker were off. The roof is waiting on new roof tiles to be installed. Solar panels in driveway & solar panel hardware laying along the side of the residence waiting to be reinstalled after new roof completion. Monitoring the water damaged dining room ceiling closely. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed except for the shutter over the front door.
4/16/26: Visual check of the large lithium battery on the living room floor. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below. Clear storm shutter panels are installed over the dining room & master bathroom shower windows. The battery maintainer connected to the car had a red fault light when I arrived. I unplugged it and plugged it back in to reset it removing the fault light.
4/16/26: Unplugged the ro water system underneath the kitchen sink. Ran the hose in the pool during the service call to help offset evaporation. There is an invasive Brazilian pepper tree that needs to be removed growing behind the hibiscus bush on the front of the house. Client is addressing. Watered the two plants by the front door. All ceiling fans are off. Water softener salt container is full. Shed door is locked. All storm shutter panels are on.
4/15/26: Water softener salt container is full. Irrigation system is in the auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Boat is covered & straps were tight. Watered the plants on the lanai.
4/15/26: Made sure the water heater, range and icemaker were off. Weeds are starting to build up in the landscape beds see photos below. The master bathroom toilet runs due to a deteriorated flapper inside the tank. I have tagged it as such. The plate on the car appears to expire soon see photo below. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Irrigation system is in the auto position. Water softener salt container is 1/4 full. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
4/15/26: Made sure the breakers for the AC system were in the on position. All ceiling fans are off. Furniture on lanai. Stairwell was clean.
4/15/26: All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Furniture out on front porch and lanai.
4/14/26: Both guest bedroom windows are waiting for new screens. Storm shutters on lanai are closed.
4/14/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Mesh storm shutter on lanai is closed.
4/14/26: Brought in two pieces of mail with some sales flyers see photo below. Removed a truly Nolan pest sign from the front yard. Will be ordering and replacing all of the AC air filters throughout the residence soon. The lawn has some browning starting on the front right side of the house. The garage humidity level was still slightly over the acceptable level of 60%. I lowered the garage thermostat to 74 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Storm shutters on lanai are closed. All ceiling fans are off. Mini fridge on one eye is off and door propped open. Ran water in lanai sink. Irrigation timer appears to be on. Real estate sign in front yard.
4/14/26: Put all sales flyers in the trash can. Numerous sections of soffits from the back of the house over the lanai have fallen out & are laying on the ground. Client is addressing. Section of missing facia along roof on lanai is waiting to be replaced. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are off.
4/10/26: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
4/10/26: Made sure the water heater, range and icemaker were off. Furniture is out on lanai. All ceiling fans are off. Wine cooler in dining room read 13. Front load washing machine lid is open to prevent mildew & odors.
4/10/26: Downstairs mini split read 75. Humidity and temperature readings were 55.8% & 75.2. Downstairs portable dehumidifier read 55. All ceiling fans fans are on. Front load washing machine door is cracked open to prevent mildew and odors. Left the breaker for the on-demand water heater in the on position. Irrigation timer is in the auto position. Storm surge barriers for exterior doors currently not installed. Made sure the garage overhead door was closed when leaving.
4/10/26: The inside door handle on the living room sliding glass door is broken. Client is addressing. The plate on the mini van is expired. All ceiling fans are off. All storm shutters are open. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
4/10/26: Cobwebs etc. are starting to build up on the exterior of the residence and may need to be pressure washed soon photos below. Turned the pool heater off. Brought in one piece of mail with some sales flyers see photo below. Monitoring all old water stains on the ceilings closely. Patio furniture out on lanai. Both lanai screen cage doors are unlocked. All storm shutters are off/open. Made sure the garage overhead door was closed when leaving.
4/10/26: Made sure the water heater, range and icemaker were off. The portable dehumidifier in the kitchen was off and the bucket was full of water from not draining causing the dehumidifier to shut itself off when I arrived. I emptied the bucket and made sure the drain line was connected properly causing the portable dehumidifier to turn back on. Portable dehumidifier in kitchen read 76. The humidity level was also over the acceptable level of 60% inside the residence. I lowered the thermostat to 74 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The battery maintainer was not properly connected to the battery when I arrived and the amber light was blinking due to the negative clamp not being connected. I connected the negative clamp to the battery post causing the battery maintainer to be connected properly and start charging the battery. Checked all damp rid bags throughout the residence. Damp rid buckets vs bags are recommended as the bags are prone to leaking. All ceiling fans are off. Green slip in mailbox. Mesh storm shutter on Lanai is closed. All other storm shutters are currently off.
4/8/26: Drive by. Brought in the package that was by the front door & put both empty garbage cans back inside the garage. I made sure everything was closed & locked up when leaving.
4/7/26: Drive by. Brought all important mail to the post office for forwarding to the new address provided. Photo of the receipt with tracking number below.
