Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,547 service calls we have performed 29,426 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/15/25: Brought in two pieces of mail and will be bringing the mail documents request requested to the post office for forwarding per the client. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
12/15/25: Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
12/15/25: Weeds are starting to build up in all the landscape beds. Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All accordion storm shutters are open & all mesh shutters are closed. Left the water main on for the pool company when leaving.
12/15/25: Brought in two pieces of mail with some sales flyers see photo below. Monitoring all old water stains on the ceilings closely. The exterior of the residence needs to be pressure washed at some point. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
12/15/25: There is a small section of soffits damaged & hanging down on the middle of the right side of the house. The left side kitchen sink leaks from underneath where the drain connects to the bottom of the sink when water is being ran through it & is tagged as such. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
12/15/25: Contractor work is being conducted inside the residence. The refrigerator was off and everything inside was perished with a foul odor when I arrived. I found the breaker for the refrigerator in the breaker panel outside tripped and reset it restoring power to the refrigerator. I removed all of the perished items from the refrigerator and freezer. Client will address having the refrigerator cleaned. Made sure the water heater was off. Visual check of the car outside. All ceiling fans are off. Checked light timer in living room. Pool is covered. Shed is locked. Empty lot is being maintained. Clear storm panels are on over the Florida room windows & one of the garage windows. Green slip in mailbox.
12/15/25: Sprayed silicone lubricant in the tracks & ran the storm shutter down & up for preventative maintenance. The lawn has some browning on the left side of the house. Storm shutter on lanai is open. Will run the storm shutter on the lanai once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off.
12/15/25: The inside of the residence is clean. Portable dehumidifier read 44. Ceiling fan is on.
12/15/25: The inside of the residence is clean. The left side garage overhead door is still not working. A section of floor tile is buckling on the right side of the house along the walkway in front of the back living room window. Made sure both pool auto filler water valves were on. Some storm shutters are open & some are closed
12/15/25: The inside of the residence has been cleaned since the last service call. Checked all damp rid bags throughout the residence. The new palm tree installed in the front yard appeared to be alive & healthy. There is an animal still digging a hole in the landscaping on the left side of the house just past the front door. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Used the water main handle on the left side of the garage.
12/15/25: Brought in two pieces of mail with some sales flyers see photo below. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
12/15/25: Brought in a returned mail document that was in the mailbox photo below. Ran the storm shutters for preventative maintenance. Monitoring the new sod patches throughout the yard closely. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
12/15/25: Watered the plant in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Green slip in mailbox.
12/15/25: The driveway has been unblocked since the last service call & appears to have been finished photo below. The garbage disposal is seized and I’m unable to free it. I sprayed it with some lubricant for now to soak & try to unsieze it. There is a perishable item inside the refrigerator. Monitoring the new sod patch in the backyard. Some of the toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 50. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
12/12/25: All ceiling fans are off. Storage room on breezeway is locked.

12/12/25: Checked all damp rid buckets. All ceiling fans are off. Poured approximately one cup each of vinegar & water down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
12/12/25: The smoke detectors in the guest bedroom hallway & master bedroom were both chirping when I arrived. I replaced the batteries with two new 9V batteries from my truck and tested them after installing the new batteries which stopped them from chirping. The lock on the right side living room sliding glass door handle does not appear to be working correctly. The secondary lock is engaged. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is on. Lanai screen door is unlocked. All storm shutter panels are off.
12/12/25: All of the gutter downspouts may need splash guards as they are starting to cause washouts in the landscape beds when it rains. One of the pictures in the foyer has fallen off the wall due to the command strips no longer holding it on the wall. Client can address when they return. Excessive weeds are still growing on the lanai. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
12/12/25: Weeds are starting to build up in the landscape beds. Watered the new palm tree in the backyard with several gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter is closed. Bahama shutters are open. Green slip in mailbox.
12/12/25: All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lanai screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
12/12/25: Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
12/12/25: Rebooted the Alexa plug in the front office. The water level was slightly low in the pool and the pump was starting to cavitate when I arrived. I ran the hose in it and set the timer for 45 minutes to bring the water level back up. The water level was already starting to go back up & the pool pump stopped cavitating before I left the residence. Visual check of the large lithium battery on the living room floor. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below. Clear storm shutter panels are installed over the dining room & master bathroom shower windows.
12/12/25: The pool water level was slightly low when I arrived. I ran the hose in it during the service call to help bring the water level up. A water timer is recommended for the hose spigot to more effectively control the water level in the pool. The AC air filter is dirty and may need to be replaced soon size 18x30x1. There are a couple perishable items inside the refrigerator. Watered the plant by the front door. All ceiling fans are off. Water softener salt container is 1/2 full. All storm shutter panels are on. Shed door is locked.
12/10/25: All ceiling fans are off. Storage room door on breezeway is locked.
