Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,475 service calls we have performed 29,381 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/28/25: All ceiling fans are off. Storage room on breezeway is locked.11/28/25: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
11/28/25: All ceiling fans are off.
11/28/25: Checked all damp rid buckets. All ceiling fans are off. Poured approximately one cup each of vinegar & water down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
11/28/25: The smoke detector in the master bedroom and living room were both chirping when I arrived. I removed the battery from the master bedroom smoke detector which appeared to still have a full charge and reinstalled it which caused both smoke detectors to stop chirping for now. The lock on the right side living room sliding glass door handle does not appear to be working correctly. The secondary lock is engaged. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is on. Lanai screen door is unlocked. All storm shutter panels are off.
11/28/25: All of the gutter downspouts may need splash guards as they are starting to cause washouts in the Landscape beds when it rains photos below. One of the pictures in the foyer has fallen off the wall due to the command strips no longer holding it on the wall. Client can address when they return. Excessive weeds are still growing on the lanai. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
11/28/25: The security system updated itself while I was inside the residence. Weeds are starting to build up in the landscape beds. Watered the new palm tree in the backyard with several gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter is closed. Bahama shutters are open. Green slip in mailbox.
11/28/25: All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lanai screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
11/28/25: Watered the plant on the lanai and made sure to use the right side slider only. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
11/28/25: Visual check of the large lithium battery on the living room floor. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below. Clear storm shutter panels are installed over the dining room & master bathroom shower windows.
11/28/25: Turned off the pool heater. Removed a truly Nolan pest sign from the front yard. Made sure the water heater, range and ice maker were off. There are a couple perishable items inside the refrigerator photo below. Watered the plant by the front door. All ceiling fans are off. Water softener salt container is 1/2 full. All storm shutter panels are on. Shed door is locked.
11/26/25: Poured 8ozs of nuline down the AC condensate drain line for preventative maintenance. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
11/26/25: The new garage exterior lights have been installed since the last service call photo below. All ceiling fans are off. Furniture on lanai. Stairwell was clean.
11/26/25: The master bathroom toilet has started to run after being flushed and appears to need a new flapper. I have tagged it as such and client can address when they return. I did not see any ants inside the residence. All ceiling fans are off.
11/26/25: There is a perishable item inside the refrigerator. The bag of potatoes will need to be removed from the refrigerator soon. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
11/26/25: The fitting connected to the lid of the pool filter canister was not leaking during today’s service call & appears to have been repaired. Water softener salt container is full. Irrigation system is in the auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Straps & ropes were tight. Watered the plants on the lanai.
11/26/25: All ceiling fans are off. Storage room door on breezeway is locked.
11/26/25: The plate on the SUV expires soon. The floor was dry surrounding the ac air handler. Ac system uv light was blue. One of the master bathroom faucet handles is loose or broken. Client advised all faucet hardware will be replaced when they return. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
11/25/25: The plate on the vehicle expires soon. More vinegar will be needed for the AC condensate drain line. The water heater is 10yrs of age & may need to be replaced soon. All ceiling fans are off.
11/25/25: The lawn has some brown spots throughout the entire yard.
11/25/25: Brought in seven pieces of mail with a stack of sales flyers see photo below. Removed a Massey pest sign from the front yard. Mini fridge was on and cold. All ceiling fans are off. Owner’s closet is locked. Both lanai screen doors are unlocked. Visual check of the boat & kayaks. All storm shutters are open. Left the water heater & water main on when leaving.
11/25/25: Brought in one piece of mail with some sales flyers see photo below. I ran the hose in the pool during the service call to help offset evaporation. The mid guest bathroom shower faucet handle escutcheon plate is loose. I have tagged it as such. Watered the plant in the laundry room & rotated it. Front load washer and dryer lids are open to prevent odors. Ran water through the kitchen pot filler. Wine cooler read 54.6. Mini fridge on lanai was on & cold. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Visual check of the jet skis. All storm shutters are closed/on except for some of the panels on the left and right side of the house.
11/25/25: Ran the storm shutters up and down for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed.
11/25/25: Building façade construction progress photo below. The plantation shutter is waiting to be reattached to the inside of the new master bedroom lanai door. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
11/25/25: The condenser for the central AC system was running but intermittently shutting on and off when I arrived. I was unable to find what is causing the problem and turned the AC system off for now. The AC system will need to be repaired at this time. I left the door between the garage and home unlocked so Licensed To Chill has access to the residence. Client will address. Storm shutters on lanai are closed. The mini fridge on the lanai & the mini fridge in lanai storage room are both off & doors open. All ceiling fans are off. Ran water in lanai sink. The new irrigation system appears to be on.
