Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,455 service calls we have performed 29,363 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/25/25: The plate on the vehicle expires soon. More vinegar will be needed for the AC condensate drain line. The water heater is 10yrs of age & may need to be replaced soon. All ceiling fans are off.11/25/25: The lawn has some brown spots throughout the entire yard.
11/25/25: Brought in seven pieces of mail with a stack of sales flyers see photo below. Removed a Massey pest sign from the front yard. Mini fridge was on and cold. All ceiling fans are off. Owner’s closet is locked. Both lanai screen doors are unlocked. Visual check of the boat & kayaks. All storm shutters are open. Left the water heater & water main on when leaving.
11/25/25: Brought in one piece of mail with some sales flyers see photo below. I ran the hose in the pool during the service call to help offset evaporation. The mid guest bathroom shower faucet handle escutcheon plate is loose. I have tagged it as such. Watered the plant in the laundry room & rotated it. Front load washer and dryer lids are open to prevent odors. Ran water through the kitchen pot filler. Wine cooler read 54.6. Mini fridge on lanai was on & cold. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Visual check of the jet skis. All storm shutters are closed/on except for some of the panels on the left and right side of the house.
11/25/25: Ran the storm shutters up and down for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed.
11/25/25: Building façade construction progress photo below. The plantation shutter is waiting to be reattached to the inside of the new master bedroom lanai door. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
11/25/25: The condenser for the central AC system was running but intermittently shutting on and off when I arrived. I was unable to find what is causing the problem and turned the AC system off for now. The AC system will need to be repaired at this time. I left the door between the garage and home unlocked so Licensed To Chill has access to the residence. Client will address. Storm shutters on lanai are closed. The mini fridge on the lanai & the mini fridge in lanai storage room are both off & doors open. All ceiling fans are off. Ran water in lanai sink. The new irrigation system appears to be on.
11/25/25: Brought in five pieces of mail with some sales flyers. Put all sales flyers in the trash can. I left all important mail at the residence for clients return. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
11/25/25: Drive by. Put both empty garbage cans back inside the garage. Made sure the garage overhead door was closed when leaving.
11/25/25: More vinegar will need to be provided for the AC condensate drain line. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
11/25/25: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
11/24/25: Drive by. Put the empty garbage can back inside the garage. Made sure the garage overhead door was closed when leaving.
11/24/25: Contractor access. Met with paige from busy moms cleaning & let her into the residence for cleaning at 1pm. Sam with Hughes exterminators arrived around 2:15 to inspect the outside of the residence. Noah with symbiont arrived around 4:15 to service the ac system & stated that everything was working correctly when finished. I stayed with paige until she was done cleaning & made sure everything was clean photos below. I made sure everything was closed & locked up when leaving. Brought in a stack of sales flyers & sorted all the mail. Checked & inflated all the tires on the vehicle. 1:00pm-5:00pm
11/23/25: Drive by. Put the garbage can down by the street for collection. Made sure the garage overhead door was closed when leaving & will return to put the empty can back instead the garage.
11/22/25: Storm prep reversal. Opened all storm shutters, put all the furniture back out on the lanai, hung everything back on the walls, swept off the front porch etc photos below. I put the keys back in the garage and made sure everything was closed and locked up when leaving.
11/22/25: The driveway was blocked off & had recently been sealed when I arrived see photos below. Made sure the water heater, range and ice maker off. There is a perishable item inside the refrigerator photo below. Unplugged all small appliances. Monitoring the new sod patch in the backyard. Some of the toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 47. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
11/21/25: All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
11/21/25: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
11/21/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
11/21/25: Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
11/21/25: Will be opening all the storm shutters & putting the furniture back out on the lanai during the scheduled storm prep reversal day tomorrow. All of the landscaping has been trimmed & remulched recently. All ceiling fans are off. All storm shutters are closed. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.

11/18/25: The grass on the entire vacant lot is browning photo below. Excessive weeds are building up in the lanai pavers. The pool pump filter canister leaks while the pool pump is running. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
