Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,126 service calls we have performed 4,253 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/8/23: The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the ac to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
5/8/23: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. Sprayed weeds on lanai.
5/8/23: Put both empty garbage cans back on the side of the house. The table has not been collected yet photo below. Brought in four pieces of mail with some sales flyers see photo below. Will be taking all important mail to the post office for forwarding. Made sure the water heater, range & ice maker were off. Found the back guest bedroom window unlocked & locked it. There is a hole in the soffits that needs to be filled above the electric meter on the right side of the house where the electrical conduit goes into the attic. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/8/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. I brought in a pool slip from the lanai but I could not read the date. No covered car in the garage. There was a letter package at the front door, photo below.
5/8/23: The water main was on & the hose was running in the pool when i arrived. It appears the pool company serviced the pool before I arrived & needed to run the hose in the pool to combat evaporation. I let the hose run during the entire service call which helped bring the water level back up to the optimal level of half the top skimmer port. I turned the hose off when leaving. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked shed in backyard. Empty lot is being maintained.
5/8/23: The power pole in the backyard is leaning. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. Client advised new gutters should be installed soon.
5/8/23: Made sure the water heater & range were off. Watered the plant in the kitchen sink. Lanai door is locked. All storm shutters are closed. Master bedroom window was found unlocked and was locked by us.

5/8/23: Made sure the water heater, range & ice maker were off. The master bathroom light was on when I arrived. I turned it off before leaving. Did not run any water inside the residence per the clients.
5/8/23: Removed a Hometeam pest sign dated 4/25 from the front yard. Brought in one piece of mail see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All previous water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch. Lanai screen door is locked.
5/8/23: The water main was on when i arrived. Brought in a notification from Hometeam pest defense that was on the front door see photo below. The pool water level was slightly low. I ran the hose in it during the entire service call to help bring the water level up. The tree in the backyard appears to be dead. Client is aware of the brown spots in the lawn. Pool safety fence is installed. Both lanai screen doors are locked. All storm shutters are currently off.
5/6/23: Drive by. Brought all important mail collected during the inspection to the post office for forwarding. Photo of the receipt with tracking number below.
5/5/23: Put a bag of salt in the softener. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are ripples in the shingles in several locations around the residence.
5/5/23: Made sure the water heater & range were off. Found the kitchen window unlocked & locked it.
5/5/23: Made sure the water heater, range & ice maker were off. Found the living room sliding glass door unlocked & locked it. Found both the master bedroom & guest bedroom windows unlocked & locked them. Monitoring the previous water stain around the vent fan on the master bathroom ceiling closely.
5/5/23: Picked up the check from the kitchen counter. Made sure the water heater, range & ice maker were off.
5/5/23: The damaged trim around the attic access cover can wait until the client returns photo below. The musty smell inside the residence was not as prevalent as it was during today’s inspection.
5/5/23: The bug zapper on the lanai was off when I arrived. I found the gfi outlet that it is plugged into tripped & it would not reset. I did not find any tripped breakers in the breaker panel. Several damp rid bags were full throughout the residence. I replaced them with some of the new damp rid bags provided on the dining room table. There is a small section of soffits pushed up on the right side of the house by the lanai.
5/5/23: Made sure the water heater was in the lowest setting & the ice maker was off. Found the door between the garage & home unlocked & locked it. Checked all damp rid buckets. Monitoring the previous faint water stain on the living room ceiling closely.
5/5/23: Brought in one piece of mail see photo below. Made sure the water heater was on the vacation setting. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
5/5/23: The clock on the lanai was laying on the ground when I arrived from the command hook falling off the wall see photo below. I picked it up & placed it inside for now. The pool was clean, the water level was at the optimal level of half the top skimmer port & everything appeared to be working correctly during today’s service call. Water stains on mid guest bedroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Photo of the pool below.
5/5/23: Removed the lockbox from the front door when leaving. Checked all damp rid bags. All damp rid bags were full throughout the residence & needed to be replaced. I replaced them all with some of the new damp rid bags provided on the dining room table. All storm shutters are closed except the front guest bedroom window due to HOA restrictions. Will close the front guest bedroom window shutter the first week of June.
5/5/23: Brought back the mail document collected during last week’s service call & put in the dresser drawer per the client. Brought in two gallons of distilled water for future use of filling the golf cart batteries if needed see photo below. Left all toilet seats down as sewer lines are being cleaned. Will replace the ac air filter on the first week of July to maintain warranty. Checked light timer in living room. Faint water stain around the master bathroom shower light has not changed in appearance. Will continue to monitor closely. All storm shutters are off. The front door closed & locked correctly when leaving. New roof has not been installed yet.
5/5/23: Some of the gutter downspouts around the residence may need some splash guards soon as the ground is starting to erode when it rains see photos below. Brought in six pieces of mail & a package that was laying by the front door when i arrived see photos below. Irrigation system is on.
5/5/23: Brought in two pieces of mail see photo below. Will be bringing all mail to the post off for forwarding with the envelopes provided. Made sure the water heater was on the lowest setting & the ice maker was off. Watered the live plants in the dining room with the instructions provided. Small lamp in living room is on. Master bedroom storm shutters are closed & clear panels are up over the dining room windows.
