Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,359 service calls we have performed 4,253 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/23/23: Photos of the browning in your yard below. The spline for the screen appears it may be popping out on the large area to the back of your lanai, photo below. I found six tripped circuit breakers, photo below. When I reset them, none of them tripped again.
5/23/23: Brought in a box of five new custom size pleated ac air filters see photos below. I replaced the current air filter with a new filter & wrote the date of installation on it. Brought in a pair of toilet bowl cleaner for the bathroom’s see photo below. Brought in one piece of mail see photo below. Watered the new palm trees. Turned the water main off to the house only when leaving.
5/23/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Browning in the back yard, photo below.
5/23/23: The thermostat was set to 71. I called the customer and we decided to set it up to 77.
5/23/23: A new mailbox has been installed since the last service call see photo below. All of the irrigation sprinklers are still marked with flags.
5/23/23: I poured vinegar down the HVAC condensate tube then chased with water. I found a package at the side door, I brought it into the garage. Photo of the box below. Plants/weeds sticking out of the hedge row on the one side of the house photo below. May need to be cut out, pulled out.
5/23/23: Removed a Problem solved pest sign dated 5/15 from the front yard. The humidity level has been consistently well below 60% inside the residence. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. Garbage disposal is seized & i’m unable to free it. Soffits damaged in several locations around the house. One of the pool cage screens over the left side door is damaged & being held in place with tape. A section of pool pavers appears to be sinking on the right side of the pool. Clear storm shutter panels are on over the dining room windows. Left the water main on when leaving.
5/23/23: I started the car and let it idle during the service call. The garage light was on, I turned it off. I never use your lights as I use high power head lamp.
5/23/23: Removed an Elite pest sign dated 5/10 from the front yard. The pool pump filter canister lid was leaking slowly when I arrived see photos below. There are some hairline step cracks in the exterior wall by the pool pump see photo below. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Checked all light timers. Storm shutter on lanai is open. Both screen doors are unlocked. Holes in ground along seawall are being addressed.
5/23/23: Home under renovation from flood damage. Alarm is to remain off per client. One piece of mail important enough to open then text a copy to the client. Pool level is very low should be filled up about 3-4 inches. Pump is still off from last week when I was here?
5/23/23: Brought in a notice from Fpl that was on the front door see photo below. Made sure the water heater was off. Shed door is unlocked.
5/23/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. I did not find a package near the front door, nor a letter or package in the mailbox (Checked for theses again this week).
5/23/23: Weeds & grass are starting to build up in all the landscape beds see photos below. Faint water stain on garage ceiling by light fixture has not changed in appearance. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
5/23/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets.
5/23/23: Visual check of the boat photo below. Activated the alarm system when leaving. Turned off the water main to the house & made sure the hose for the pool auto filler was on when leaving.
5/23/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. I brought in a pool slip from the lanai dated 5/10/23. I filled the pool while I was providing service but it needs more water as it is/was about an inch from the bottom of the skimmer port. It appears the pool company comes on Wednesdays so they should fill it more then. Browning of yard as noted before. It has been better than two weeks that the landscapers picked up the palm fronds or I believe they haven’t as there are quite a few on the ground, see photos below.
5/23/23: A new kitchen floor appears to have been installed since the last service call see photos below. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Watered all the potted plants with the water bottles provided. Put the keys back in the lockbox when leaving.
5/23/23: Brought in one piece of mail see photo below. The paint is starting to peel from the wood soffits on the right side of the house.
5/23/23: The humidity level was still over the acceptable level of 60% inside the residence. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both screen doors are locked. All shutters are closed.
5/23/23: The roof is tarped. Garage side entry door temporarily boarded up. Garage overhead door is damaged. Sections of gutters & soffits damaged around the residence. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor. Landscaping damaged.
5/23/23: Cleaned up a dead slug & some crickets off the living room floor. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
5/23/23: The pool water level was slightly low from evaporation when i arrived. I ran the hose in it during the entire inspection to help bring the water level up. Made sure all valves were off before leaving. All storm shutter panels are on.
5/23/23: There is excessive browning throughout the entire lawn see photos below. The irrigation system is currently in the off position. I turned the irrigation system back on for now. Brought in two pieces of mail & a service slip from h2o systems see photos below. Several small areas on the front & back of the roof are covered for leaks & waiting to be repaired. Storm shutter panels are still up on the back windows only.
5/22/23: Drive by. Went back to the residence to check on the pool & turn the water main off. The pool water level was back up to the optimal level of half the top skimmer port see photo below. Made sure both screen doors were locked & the water main was off when leaving.
5/22/23: Ran the hose in the pool during the service call to help offset evaporation. Mini fridge in kitchen is off & door open. Monitoring all previous water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
