Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 26,912 service calls we have performed 4,253 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/6/23: The ac air filter was clean appears to have been replaced with a new filter of the correct size of 16x20x1 since the last service call see photos below. The inside of the residence has not changed in appearance since the last service call. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Was unable to run water inside the residence per management. Lanai ceiling fan is damaged. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.
4/5/23: I poured vinegar down the HVAC condensate tube then chased with water.
4/5/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. One pkant on back side of pool has lost most of its leaves.
4/5/23: Home under renovation from flood damage. Alarm is to remain off per client. The pool pump motor sounds about the same as last time. I turn the thermostat up from 72° to the standard 78° we normally run at.
4/5/23: Photo of mail below
4/5/23: Poured 2oz of bleach in each toilet. I found the door knob locked to the front door unlocked it. Also found the drapes closed, I left them closed.
4/5/23: Based on the settings we had last year and the humidity today I moved the thermostat back from 76° to 77°.
4/5/23: The lawn has some excessive browning on the back & right side of the house see photos below. The irrigation system is in the off position. There is soffit damage on the left & back sides of the house photos below. The soffits & facia on all sides of the residence may need to be pressure washed soon. There are hairline cracks in the stucco on the right side of the house photos below. Found the bbq grill propane tank valve open on the lanai & closed it. Found the lanai tv on & turned it off. The right side pool cage screen door was propped open. I closed it before leaving. There is a large box of mail sitting in the foyer see photo below. Brought in five pieces of mail see photo below. Keys to the residence & the garage door opener are on the kitchen counter photo below. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Found the guest bathroom door handle & the garage side entry door deadbolt unlocked & locked them. Visual check of the boat photo below.
4/5/23: Contractor access. Met with Chris from Animal Rangers critter removal & let him into the residence to look for snakes. Chris did not find any snakes in his traps or anywhere else inside the residence. Chris relocated his traps from inside the residence to outside the residence in specific locations & stated he would be back in one week to inspect the traps. Also brought in a package that was by the front door when I arrived see photo below. I made sure everything was locked up when leaving. 8:30am-9:30am.
4/4/23: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence. I found the ac thermostat not holding set temperature, no air blowing out of the vents & none of the ac equipment was running. Client advised they turned the heat breaker off which inadvertently turned off power supply to the whole system. I turned the heat breaker back on per the client restoring power to the ac system. Both the ac condenser & air handler came back on & cold air started blowing out all the vents again. Client will monitor the temperature for remainder of day to confirm ac is working correctly again. There are some perishable items inside the refrigerator. Monitoring all previous water stains on the ceilings closely. Mesh storm shutters are closed. The pool pump equipment was not leaking anywhere during today’s service call. Irrigation system is on. There is a brown spot in the lawn on the back left side of the house which appears to be caused by a sprinkler head not covering the area.
4/4/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring the old water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Storm damaged garage overhead door has not been replaced yet.
3/31/23: New roof construction progress photo below. The inside of the residence has not changed in appearance since the last service call. A section of drywall has been removed from the dining room & kitchen ceilings. A section of cabinets & sections of drywall have been removed from the kitchen. Sections of drywall removed from lanai storage room walls & door is open. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
3/31/23: Drive by. Removed the lockbox from the front door after Grand aire services repaired the ac system.
3/31/23: Drive by. Checked the water level in the pool which was at the optimal level of half the skimmer port & did not require any water at this time.
3/30/23: The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. The small water stain on the master bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. The inside of the residence has not changed in appearance since the last service call. All storm shutters on the lanai are closed.
3/30/23: Checked the water pan in the ac return vent.
3/30/23: The new garage overhead door was being installed when I arrived see photos below. The storm shutters are difficult to open & close. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
3/30/23: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. New ac system has been installed since the last service call. Mini fridge was on & cold. Storm shutters on lanai are closed.
3/30/23: Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Screen torn on front porch. There appears to be some torn window screens as well.
3/30/23: Drive by. Installed the new West Marine air dryer & a new large damp rid bucket inside the car for mold prevention see photos below. Client has applied a mold preventative spray to the convertible top & all of the car seats. Extended warranty information for the air dryer will be provided to the client’s northern mailing address. Car has damage on the passenger side mirror photos below.
3/29/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. Off is the position I prefer. Since we can’t turn it off I walked the house twice to make sure all faucets, valves and toilets were not running. The spigot poolside with the water timer on it, each time I come is on and the connection is leaking water which is costing money. A simple $.30 washer. I think would resolve the issue. I’m sure the pool company must have one. If I remember I’ll bring one from my home. I shut this valve off before I leave each time. One of the Kitchen Outlets circuit breaker was tripped, photo below.

3/29/23: I started the car and let it idle during the service call. The front door was not locked, I locked it upon my exit. All of the interior doors were closed because the workers were doing the drywall of the ceiling in the kitchen. The kitchen is completely taped off with plastic. There is a thin layer of dust on everything in the living room and dining room area. A photo of the table with my finger making marks in the dust or is below. I hope you can see it. For some reason the shower chair was out of the shower?
3/29/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets.
3/29/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active. The front armadillo hole behind the front window appears active. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 3 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top.
