Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,253 service calls we have performed 3,491 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/29/23: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler, still appears to be working, no water dripping onto the top of the water heater.
6/29/23: New roof construction progress photos below. The inside of the residence appears to have been cleaned recently. Checked the water pan in the ac return vent.
6/29/23: Poured 2oz of bleach in each toilet.
6/29/23: The front door was unlocked & the painters were inside the residence starting to prep for painting when I arrived see photos below. Broken window in front guest bedroom is waiting to be replaced. Ceiling fan is on. All storm shutters are closed. Left the front door unlocked, shutter open & the water main on for the painters when leaving. I advised the painters to turn the water back off downstairs when leaving.
6/29/23: A great deal of mail forwarding it using the pre postage envelopes.
6/29/23: Checked all damp rid buckets. Storm shutters on lanai are closed.
6/29/23: The guest bathroom with the shower cannot run the shower as there is cellophane over the drain. The half bath sink stopper is broken and won’t come out so I can’t run that sink. I pulled an undated Pucor sign from the front yard.
6/29/23: Brought in two pieces of mail see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. There appears to be some damaged roof shingles on the front & back of the house. Left the water main on when leaving for the pool water auto filler.
6/29/23: The pool was about a third of the skimmer port, so I ran water in it while I was here as a bit of insurance.
6/29/23: I poured 4 ounces of vinegar down the HVAC condensate tube. I put the air handler door back on securely. The water heater is off at the switch next tot the tank. The humidity is borderline so I moved the thermostat back to 77 from 78.
6/29/23: Current photo of inside the garage. The neighbors were present & gave me access to the garage by pressing the button through their garage. The inside of the residence has not changed in appearance since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Was unable to run water inside the residence per management. Lanai ceiling fan is damaged. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.
6/29/23: The dehumidifier read 48. I poured vinegar down the HVAC condensate tube I then chased it with water.
6/29/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the settings have been changed on the thermostat since the last service call & contacted the client. Client advised they remotely changed the settings due to recent high humidity levels inside the residence. I did not see any ice buildup on the air handler to indicate being froze up. Client advised they will be turning off the internal humidistat for now after recommendation. Replaced the ac air filter with a new filter provided by the air handler. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter on 7/1. Checked the light timer in the living room. Checked all small damp rid buckets. Turned off both water main handles when leaving. Section of roof on left side of building is still tarped & waiting to be repaired.
6/28/23: The drain pan on the water heater was full of water & the bottom of the tank appears to be rusted out see photos below. The water valve on top of the water heater is shut off for now. Will contact the client & advise them of the situation. Client advised they will replace the water heater when they return. There are some weeds growing in the gutters on the right side of the house see photo below. Made sure the water heater, oven & ice maker were off. Found several sliding glass doors unlocked throughout the residence & locked them. Wine chiller in kitchen area read 55. Mini fridge & keg cooler on lanai were both on & cold. Monitoring all previous water stains on the ceilings closely. The storm shutters on the left & right sides of the house are open. Visual check of all boats see photo below. Lights along seawall are on.
6/28/23: Removed an elite pest sign dated 6/26 from the front yard. Brought in seven pieces of mail with a stack of sales flyers see photos below. Photo of the insurance document requested below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There are large brown spots in several areas of the lawn. Irrigation system is currently in the off position. Client advised that the roof & lawn are being addressed soon. Visual check of the boat photo below.
6/28/23: Brought in a package & two pieces of mail from the mailbox see photos below. Connected the lithium battery to the battery charger & will start a staggered charging cycle. Photo of the faint stain on the guest bedroom ceiling.
6/28/23: Removed a problem solved pest sign dated 6/21 from the front yard. One of the garbage cans in the garage has some landscaping debris in it. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
6/28/23: Mesh storm shutters are closed. Irrigation system is on.
6/28/23: Neighbors car is in driveway. Lanai screen door is locked. All storm shutter panels are up. Water main is inside garage inaccessible to construction workers.
6/28/23: I did not see anything building up on the driveway pavers from the rain gutters yet. Neighbors car is in driveway. Checked all wood floors thoroughly. There appears to be several sections of wood flooring separated near the laundry room entrance & in the kitchen. Checked damp rid bucket in master bathroom shower. Faint water stain around light in shower has not changed in appearance.
6/28/23: Rebooted the internet modem when i arrived per the client. I contacted the client to confirm everything was working again. Monitoring the water damage on the dining room ceiling closely. There was currently no water in the small plastic pool below the water damaged area. The paint is peeling off the wall in the guest bathroom sun light. Roof is patched in several areas for leaks. Monitoring all previous water stains on ceilings closely. Turned the water main off to the house only when leaving. Did not remove any mail from the mailbox per the client.
6/28/23: I ran the hose in the pool during the entire service call to help offset evaporation. There are several brown spots in the lawn. Vacant lot is being maintained. Storm shutter panels are on over the master bedroom lanai door. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Watered the two orchids by the front windows. Garage side entry door handle only is unlocked.
6/28/23: Poured a measured bottle of vinegar down the HVAC condensate line. Fresh armadillo hole dug behind and under the exterior AC pad, previously reported. Weeds growing in the cracks of the pavers on the lanai.
6/28/23: Was unable to find any glasses throughout the residence. Took the ups package from the residence to forward to the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
6/28/23: Pulled the largest weeds on the lanai.
