Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 27,436 service calls we have performed 3,491 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/11/23: Made sure the refrigerator was in vacation mode. Mini fridge on lanai is off & door open. Monitoring all previous water stains on the ceilings closely. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.7/11/23: Rebooted the internet modem again & turned the irrigation timer off per the client. There appears to be an issue with the internet connection. Will send a video of the modem via text to the client. Removed an Arrow sign dated 7/6 from the front yard. Positive battery terminal in car has excessive corrosion on it. Visual check of the boat photo below. All storm shutters are closed.
7/11/23: I watered 3 plants on the lanai as indicated I should by the soil moisture meter. I brought in a pool slip from the lanai dated 7/6/23. There are a few small palm fronds in the yard, as reported previously. The browning in the yard is about what I have reported the past several service reports. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off.
7/11/23: The pool pump had loss of prime & the pool water level was below the top skimmer port when I arrived see photo below. Will send a video of the pool pump via text to the client. I shut the pump off for now & started running the hose in the pool. Will need to let the hose run for approximately 2-3hrs to bring the water level back up to the optimal level of half the top skimmer port. Brought in two pieces of mail see photo below. The lawn has a large brown spot in the front yard on the left side of the driveway. The wood doorframe is rotted on both sides along the bottom of the garage rear entry door see photos below. The alarm keypad has several alerts on the display. The master bathroom left sink is tagged for leaking from the trap when water is running. Client will repair when they return. Living room lamp was on. Monitoring the previous water stain on the kitchen ceiling closely. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed.
7/11/23: Drive by. Turned on the water main valve for the pool auto filler per the client.
7/10/23: Drive by. Moved the truck out of the garage for the electrician & put the keys back in the kitchen after locking up the truck.
7/10/23: Contractor access. Met with Isaac from Ebanks electric llc & let them into the garage for storm shutter electrical connection installation. I stayed with the electrician’s until they were finished & confirmed that the new shutters were working correctly. Photos below. The electrician stated that one of the remotes worked out of the box just by installing the battery & the other remote will need to be programmed but no instructions were provided. Will send a video of the shutters via text to the client. New storm shutters have been added to breaker #27 in the breaker panel photo below. Brought in one piece of mail see photo below. Brought in a box of iron out tablets for the toilets & placed a tablet into the tank of each toilet for rust buildup prevention see photo below. Made sure the alarm was activated & everything was locked up when leaving. 8:30am-11:30am
7/10/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
7/8/23: The automatic pool cleaner was NOT working properly. The pool level is very low, water should put in it to bring the level back to mid skimmer port. I checked the small storage room of the pool. The lawn has some browning of the lawn but seems to be improving some. Bushes and vines growing against the pool cage, photo below. Drywall work has not been completed.
7/8/23: I poured bleach down the HVAC condensate line.
7/8/23: Right side MB sink drains very slowly. One piece of mail looks important, see photo below.
7/8/23: I poured vinegar down the HVAC air handler condensate tube. I watered the 2 plants next to the water main valve outside they are a bit yellow, photo below. Some browning in the back yard but slightly better as we have had some rain recently.
7/8/23: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for 2 seconds. The back and side yards are a bit greener we’ve had some rain lately.
7/8/23: The living room smoke detector is not chirping. The browning of the grass is a bit better as we have had rain.
7/7/23: There’s a little browning in the front yard reported previously.
7/7/23: There was a stack of new drywall on the front porch when i arrived see photo below. Made sure the water heater, range & ice maker were off. All of the furniture & countertops throughout the residence have been covered with plastic for protection. Did not flush the master bathroom toilet per the instructions from the client. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
7/7/23: The dumpster is gone from the driveway. The roof has a protective membrane but no tile. This should protect from any rains. The humidity is better. This is a service call it is under 60% which is where I like to see it.
7/7/23: The soffits were falling down above the front door when I arrived see photo below. The screen door has been damaged but I was still able to enter the residence. Renovation progress photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Was unable to run any water as the entire residence is being renovated and most of the plumbing fixtures have been disconnected. Made sure both water mains were off.
7/7/23: Raised and lowered the hurricane shutter in back. I watered the 3 plants as requested on the lanai. Checked all GFIs. The humidity levels are borderline of where I suggest they be at or below 60%. My hygrometer has a 1+- range.
7/7/23: The inside of the residence has not changed in appearance since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the plant in the kitchen.

7/7/23: The damp rid bucket in the car was full. I replaced it with a new damp rid bucket provided in the guest bedroom closet.
7/7/23: Entered the residence using the key sent to the P.O. Box from the client. The water was still coming out dark through all the faucets, fixtures & toilets throughout the residence. Photos below of both bathtubs filled with the dark water. The dark water may be coming from the water heater. Will contact the client & advise them of the situation. Client advised they will address the water situation when they return. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
7/7/23: I watered the 6 plants in the pool area. Some browning in the yard as reported previously. The half bath toilet runs continuously so I shut it off at the valve.
7/7/23: The mini split in the garage does not show a reading and is not running. I am unable to get to the electrical panel as it is blocked at both ends with items along the wall and the car. Browning of the yard shown in photo below. The garbage disposal is frozen. The light in the tiny hall across from the garage entry door is on. Garbage disposal is tied up. The water main was on upon arrival off upon departure. The front guest bathroom toilet tank leaks when you flush it, photo below. I shut the valve off to the tank as a precaution.
