Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,196 service calls we have performed 3,491 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/3/24: Removed a Fine design pest sign dated 4/29 from the front yard. Weeds are starting to grow in the landscape beds see photo below. The lawn is slightly yellow & has an excessive amount of weeds growing in it. Water softener salt container is half full. Lanai screen door is unlocked. Will pour one bottle of Nuline down the hvac condensate drain line for preventative maintenance every 90 days. Will start the car every other service call.
5/3/24: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Was unable to inspect the garage as the keys provided would not unlock the deadbolt on the door.
5/3/24: Mini fridge in kitchen was on & cold. The ac air filter appears to be dirty & may need to be replaced soon. Ceiling fan in living room is on. Hardware for garage door opener appears to be loose & pulling away from wall. Client will address.
5/3/24: Made sure the water heater, range & ice maker were off. Found the living room sliding glass door & both bedroom windows unlocked & locked them. Picked up the check from the dining room table. All ceiling fans are off. The previous water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.
5/3/24: Made sure the water heater, range & ice maker were off. Picked up the check from the kitchen counter. All ceiling fans are off.
5/3/24: All ceiling fans are off. The water heater is almost 20yrs old & may need to be replaced soon.
5/3/24: Picked up the check off the dining room table. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.
5/3/24: All ceiling fans are off.
5/3/24: The humidity level was still over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water heater is almost 20yrs old & may need to be replaced soon. All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
5/3/24: Made sure the water heater & range were off. Removed the mikes hard lemonade from the kitchen. Did not find any perishable items. Found the gfi outlet underneath the breaker panel in the garage tripped & reset it. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Bahama shutters are open.
5/3/24: A new roof was being installed when I arrived. New roof construction progress photos below. Made sure the water heater was on the lowest setting & the ice maker was off. Checked all damp rid buckets.
5/3/24: Watered the plant on the lanai using the right side slider only. Will water the plant on the lanai every other service call.
5/3/24: The lawn had excessive browning throughout the entire yard when i arrived see photos below. Made sure the water heater was in the pilot setting & range was off. Mini fridge in kitchen is off & doors open. All ceiling fans are off. Checked light timer in living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. All storm shutters are closed & storm panels are on. Accordion storm shutter over front door will be closed if storm is imminent.
5/3/24: The lawn had excessive browning throughout the yard when I arrived see photos below. Made sure the water heater was on vacation mode. The light on the battery maintainer was red & the clamps were connected to the wrong terminals when I arrived. I reattached the clamps to the correct terminals allowing the maintainer to start charging the battery correctly again see photos below. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. Will run the keurig coffee maker once per month. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
5/3/24: The pool water level was normal & the water tank on the right side of the house was full when i arrived. All pressure gauges were working correctly & did not see any water leaking anywhere. Made sure no faucet handles were leaking while running water throughout the residence. The humidity level was well under 60% inside the residence when i arrived. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Photo of the pool below. Client advised she may close the gates soon.
5/3/24: The lockbox & for sale sign have been removed from the residence since the last service call. Brought in numerous pieces of mail with different names on them see photos below. Weeds & grass are growing in the landscape beds. Both bathroom shower faucet handles are tagged for being broken. I poured water down the drains for now to keep the traps from drying out. Client will address. The on suite master bathroom toilet is tagged for leaking from a dry rotted rubber supply line connected to the fill valve in the tank that comes loose when flushed. The line did not leak while flushing the toilet today. I temporarily turned the water supply valve off to the toilet after flushing it for now. Client will address. The other toilet water supply valve was not leaking during today’s inspection. Double bed master bathroom shower tile grout is cracking in one of the corners. Checked all light timers. All ceiling fans are off. Monitoring all previous water stains on the ceilings closely. Pool pump timer is set to run from 10am-6pm daily. Lanai east screen door is locked. One of the top pool cage screens has a tear in it. Storm shutters on lanai are closed.
5/3/24: Brought in seven pieces of mail with a stack of sales flyers see photo below. Put all mail in one of the master bedroom nightstands per the client. All ceiling fans are off. Both lanai screen cage doors are unlocked. Irrigation system is in run position. Left the house show ready & left the water main on when leaving.
5/2/24: New roof construction progress photos below. There was work being performed on the roof of the building when i arrived. The ac vent register cover in the living room has been reconnected to the ceiling since the last service call see photo below. One of the fire sprinklers in the upstairs tv room ceiling appears to have been knocked loose from new roof construction vibrations since the last service call see photos below. The upstairs ac thermostat had a low battery warning on the display when I arrived photo below. I replaced the batteries with two new AA batteries provided from the kitchen removing the low battery warning. All storm shutters on the lanai are closed.
5/2/24: Brought in a cast net in bucket that was laying by the front door when i arrived see photo below. Made sure the water heater, oven & ice maker were off. Was unable to open the water heater room door with the old keys provided as the lock appears to have been rekeyed since the last service call. I was able to unlock the door with a key provided by Donna Schauer for now. The screen covering the air vents on the storage room back wall is torn allowing mud dauber wasps to enter the storage room see photos below. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. All storm shutters are closed.
5/2/24: Brought in a package that was by the front door when I arrived see photo below. Put the bench from the front porch inside the foyer & removed the wreath from the door for storm preparation. Made sure the range & ice maker were off. Was unable to inspect the water heater as the lock to the water heater room appears to have been rekeyed since the last service call. The once per year ac air filter was expired & needed to be replaced. I replaced it with a new filter provided in the hallway & wrote the date of installation on it. The humidity level was over the acceptable level of 60% inside the residence on both floors. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The living room ceiling fan light was on. I turned it off before leaving. Wine cooler in dining room read 54/46. Mini fridge in dining room was on & cold. Storm shutters on the lanai are open.
5/2/24: Picked up the check from the office/den. Made sure the water heater, range & ice maker were off. The ac thermostat was already set to 78 when i arrived but the humidity level was over the acceptable level of 60%. I had to lower the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off except for the fan in the dining room. Closed storm shutter over front door when leaving. All storm shutters are closed.
5/2/24: Drive by. Was unable to enter the residence when i arrived as the building was completely sealed up with plastic & was being painted see photos below.
5/2/24: Painting of the exterior of the building is still waiting to be completed. The humidity level has been consistently below 60% inside the residence. I raised the ac thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. Half of the storm shutters on the lanai are still temporarily open for the painting of the exterior of the building. New key provided by the office does not open the garage door. Garage door is temporarily unlocked for access. Checked the water pan in the ac return vent.
5/2/24: Made sure the water heater, range & ice maker were off. A new water heater has been installed inside the residence since the last service call. Upstairs computer is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
5/2/24: The new casing & trim around the front door is waiting to be painted. The four fire sprinklers in the kitchen, dining room & living room ceilings all appear to be missing escutcheon plates. All ceiling fans are off. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Put the mailbox key back on the kitchen counter.
