Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,196 service calls we have performed 3,105 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/17/23: Brought in two pieces of mail with some sales flyers see photo below. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. New gutters have not been installed yet. All storm shutters are currently open. The power pole in the backyard is leaning.
7/17/23: Watered the plant in the kitchen sink. Lanai door is locked. All storm shutters are closed.
7/17/23: The humidity level was slightly over the acceptable level of 60% inside the residence again. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Locked the screen door & put the key back inside when leaving.
7/17/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Weeds & grass building up in the landscaping & driveway. The plants were all currently wet from recent rain. No battery maintainer/charger connected to golf cart. Did not run any water inside the residence per the clients.
7/17/23: Made sure the water heater, range & ice maker were off. Found the guest bathroom window unlocked & locked it. Mud dauber nests on garage rear entryway ceiling. Cracks in stucco on both side of the house.
7/17/23: There were large brown spots in the backyard when i arrived see photos below. Brought in three pieces of mail with some sales flyers see photo below. Turned the water heater, range & ice maker back on for clients return. Left the water main on when leaving. The cracks in the stucco underneath the windows on the left & back sides of the house may need to be filled in soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All previous water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch. Lanai screen door is locked.
7/17/23: Removed an All you need pest sign dated 7/10 from the front yard. The pool water level was extremely low below the top skimmer port when I arrived see photo below. I ran the hose in the pool during the entire service call & set the water timer to run for 120mins when leaving to bring the water level back up. Will have to return later this afternoon to check on the pool & turn the water off for a drive by charge. Tall grass is starting to grow in the deco drain by the pool photos below. The sections of cut out sod in the lawn are waiting to be replaced. Pool safety fence is installed. All storm shutters are currently off.

7/14/23: Aphids are starting to build up on some of the gardenia bushes see photos below. The water stain on the ceiling above the toilet in the master bathroom has not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both lanai screen doors are locked. Monitoring the aphids on the gardenia bushes.
7/14/23: Replaced the batteries in the living room right window security system sensor removing the alert from the display panel. Will contact the security company regarding the camera above the garage door on the next service call. Watered the plants on the lanai. Both lanai screen doors are locked. Will pour a bottle of Nuline drain cleaner down the ac condensate drain line every 90 days. All storm shutter panels are on.
7/14/23: Weeds & grass are growing in the landscape beds & driveway. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance with the last of the vinegar provided. A new condensate drain cleaner product called Nuline is recommended. There are ripples in the shingles in several locations around the residence.
7/14/23: The smoke detector in the utility hallway was still chirping when I arrived. I tried replacing the battery with another new 9v battery but it continued to chirp. The smoke detector appears to be defective at this time & a new replacement is recommended at this time.
7/14/23: The previous water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.
7/14/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.

7/14/23: I checked under the windows for wet carpet and I did not find any dampness. No mail in the mailbox. A screen was off and the retaining ledge was off so I put them in the garage, photo below.
7/14/23: Portable dehumidifier in kitchen read 46. Checked light timer in living room.
7/14/23: The master bathroom shower head is tagged for being broken. The plastic connection appears to have cracked. Client will repair when they return. Monitoring all previous water stains on the ceilings closely. Hot tub is unplugged & breaker off.
7/14/23: Watered the two plants in the kitchen. Took the larger one to the garage as client suggested. Water main was open partially upon arrival off (photo below) upon departure.
7/14/23: Sections of carpet in all of the bedrooms are lifting. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving. Camper was in driveway.
7/14/23: The gfi outlet on the lanai is tripped & will not reset. Bug zapper is off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai.
7/14/23: The black ant situation along the slider is no different, I found no live ants.
