Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,162 service calls we have performed 3,105 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/1/24: The pool pump is set to pull water from the bottom center drain. I opened the garage door during the service call to air it out as we had discussed previously, the thought was to do that periodically. Some browning in the back yard, photo below. Leaves are collecting again where the pool cage meets the hose, photo below. The cage should power washed, example photo below.
5/1/24: The car battery maintainer light was green. The alarm pad next to the garage door beeps lightly every minute or so. It took 4 flushes to get clear water in the guest bathroom.
5/1/24: Water to remain on for plant irrigation on the lanai. I walked the house one last time to ensure all water faucets, shower heads and toilets were not running. Browning in the yard documented with photos below. Photo of plants on the lanai. I turned the water heater and range circuit breaker.
5/1/24: New auto fill for pool. Pool needs algae scrubbed photos below. I have a pool company referral from a customer in SN on Copperleaf. Bella Pools 941-237 -0776
5/1/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
5/1/24: I watered all plants on the outer pool deck, I also watered the three tall plants just inside the hurricane screen. All other plants showed the had sufficient moisture. The plants out front had sufficient moisture too. I have noted the Nu-Line date for July as well as the filter.
5/1/24: All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
5/1/24: Ladder in the MB, reported previously. Poured 4oz of vinegar down the HVAC condensate tube, then chased with 8 oz of water.
5/1/24: Thermostat was set to 68 I moved it back to 78 now the thermostat wants to keep trying to connect to the WiFi. The air handler fan is running continuously and should be. The humidity is higher than I like it to be. Water main was on upon arrival off upon departure. The water heater circuit breaker was off.
5/1/24: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Will connect the battery charger to the kayak battery in June. Will drive the mini van once per month.
5/1/24: All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
5/1/24: The lawn had a large brown spot in the backyard when I arrived see photo below. Possibly from the pool overflowing since the last service call. The exterior of the house may need to be pressure washed soon & hairline step cracks are starting to appear in the stucco see photos below. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon. Monitoring all old water stains on ceilings closely. Irrigation timer is set to the run position. Water softener salt container is half full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
5/1/24: The humidity level has been consistently below 60% inside the residence. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Watered the plants on the lanai. Mesh storm shutters are open. Irrigation system is on. Visual check of the boat photo below. Straps were tight.
5/1/24: I started the car and let it idle during the service call. Guest bathtub drain and toilet bowls are covered with cellophane.
5/1/24: A small section of new soffits on the front of the building are pushed up. Picked up some more gecko droppings off the dining room floor next to the sliding glass doors. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Faint water stain around light in shower has not changed in appearance.
5/1/24: No gator out back, thankfully. The neighbors two houses straight out the back were on their lanai and told me he had just traveled between houses to the road, LOL!!
5/1/24: I poured vinegar down the HVAC condensate tube and then chased with water. The door between the garage and home was unlocked upon arrival, I locked it before I left.
5/1/24: Made sure the water heater, range & ice maker were off. Picked up the check from the kitchen counter read note from client. Cracked guest bedroom window has not been replaced yet. Washer dryer combo partially removed from utility closet blocking closet doors making it unable to inspect the water heater & ac air handler. Mini fridge in kitchen is off & door open. All ceiling fans are off. Checked damp rid bucket in storage closet. Will start the car every other service call.
4/30/24: The humidity is fine today so I moved the thermostat back up to 77. I see a half a dozen dead ants in the slider track, photo below.
4/30/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. There is an armadillo hole in the front corner landscaping and digging around the house in the landscaping consistent with an armadillo, photos below. There were 2 small packages at the front door (photo below), I brought it inside and placed them on the top of the black fridge in the garage. Two plants out back appear to be unhealthy, reported previously.
4/30/24: Must go through the garage to enter home. The garage door was down during service call as requested. A bit of browning in the lawn photo below. I placed 6 palm fronds out to the road.
4/30/24: Photos below of the browning in the yard. Ran water in the pool while I was here, level is fine but never can have too much water in the pool this time of year. Watered 4 interior plants. Photo below of MB thermostat, not sure but is it set to 85?
4/30/24: Home under renovation from flood damage. At this point none of the sinks or showers have completed plumbing. The garage floor has been done and cabinets hung, photos below. Removed an Arrow Pest Control sign next to the mailbox dated 4/27/24.
4/30/24: The humidity level was well below 60% inside the residence again when i arrived. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
4/30/24: I went straight to the pool to see the water level as we had issues last call. The pool level was just under a 1/3 the skimmer port so I ran water during the service call when I wasn’t watering plants. I watered all the plants around and in the pool cage. Photos of the plants, below. I thought you may be curious as to how they were doing.
