Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,436 service calls we have performed 3,105 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/28/23: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has not yet been repaired. I found several dead ants in the corner just inside the front door, photo below. I found 3 dead and one live drain fly in the guest bathroom, photo below. I killed the live fly.
7/28/23: Sections of carpet in all of the bedrooms are lifting. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving. Camper was in driveway.
7/28/23: The gfi outlet on the lanai is tripped & will not reset. Bug zapper is off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai.
7/28/23: I found what appeared to be a work quote or work order from Heights aluminum in the mailbox brought inside client confirmed just leave on counter. The water main valve was on upon arrival. I found several dead ants in the bathroom off the pool next to the door, photo below. I also found a great deal of ants, dead ants under the window, and in the corner photo below. I also found several dead small flying bugs throughout the living room and hall, photo of one below.
7/28/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water heater is on vacation setting. Put the key back in the lockbox when leaving.
7/28/23: The ac system was on & appeared to still be working correctly. Put the key back in the lockbox when leaving.
7/28/23: Both dehumidifiers ran while I was here.
7/28/23: Checked all damp rid buckets. Monitoring the previous faint water stain on the living room ceiling closely.
7/28/23: The dehumidifier was running and read 41.
7/28/23: The roofers were present working on the roof when i arrived see photos below. The vehicle needed to be temporarily moved so the roofers could enter the attic through the garage. The supervisor inspected the ceilings throughout the residence & took photos. Photo of the guest bathroom ceiling below. Found one of the gfi outlets tripped in the garage & reset it. Found the ac thermostat set to 69 & raised it to 74 for now. Will continue to monitor closely & adjust accordingly. Made sure the water heater was on the low setting. Set several damp rid bags out throughout the residence to assist in mold prevention until the new roof is complete & all roof leaks have been resolved. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Monitoring all previous water stains on the ceilings closely.
7/28/23: I brought in several pieces of mail none looked important. The humidity upstairs is better today. The lawn has been mowed.
7/28/23: The pool was at about 1/3 of the skimmer port, so I filled it during the service call. off the skimmer port, the pool was being filled when I arrived. The lawn is exceptionally long, photos below. I filled the guest bathroom tub then let it drain out as requested. It drained without an issue.
7/28/23: I poured vinegar down the HVAC condensation evac tube and then chased it with water. I poured a few ounces of bleach in each toilet. I found a dozen gecko droppings near the slider but could not find the gecko. I picked them up.
7/28/23: Driveway columns have not changed in appearance since the last service call. Water stains on mid guest bedroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Photo of the pool below.
7/28/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags. All storm shutters are closed.
7/28/23: Brought in ten pieces of mail see photos below. There appears to be a broken irrigation sprinkler head along the back of the house on the right side of the lanai causing it to wash out onto the lanai photo below. One of the trees in the backyard is leaning. It appears to be missing the bamboo support pole. There is a hairline crack in the stucco approximately 12” long below both the windows on the left side of the house. Some of the gutter downspouts around the residence may need some splash guards soon as the ground is starting to erode when it rains. Irrigation system is on. Fence outlet flags in yard. Left the water main on when leaving.
7/28/23: The pool water level was low again when i arrived. I let the hose run in it during the service call & had to set the water timer for 120mins when leaving to bring the water level back up. Brought in four pieces of mail with some sales flyers see photos below. Will be bringing all important mail to the post off for forwarding with the envelopes provided. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the live plants in the dining room with the instructions provided. Small lamp in living room is on. Master bedroom storm shutters are closed & clear panels are up over the dining room windows.
7/27/23: Pool house temperature is 81.2 and humidity is 43.5%. In Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. Photos of weeds growing in the stones around the house below. The sand bags have began to break down, reported previously. The utility room sink is leaking at the trap. The garbage disposal is frozen. I cannot get it to spin. I look for a wrench, but did not find one.
7/27/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube and chased with water. The shade fell that was over the slider, photo below.
7/27/23: I removed the spent Damp-Rid bags from the closets. I did not see any replacement bags. I double bagged these Damp-Rid bags and placed them in the trash container in the kitchen, which also has a bag. This is not over thinking it I’ve seen these bags break and they make one heck of a mess. So much so that it’s my policy not to carry them out in my vehicles, I’ve ruined too many carpets.
7/27/23: The outer room readings are 59.3% humidity and 85.6° temp. I see no reason to make any changes today. These are acceptable numbers. The smoke detector is chirping in the master bedroom indicates the battery is weak. The thermostat is reading 80° and it is set at 80° Which is fine however, the humidity is reading under 60% and the system is not shutting off. I am concerned that the humiditstat is not working properly. Again, this is no issue. It just means you’re right your electric bill be higher.
7/27/23: Checked all damp rids. The previous water stain on the master bathroom ceiling above the bathtub has not changed in appearance. Will continue to monitor closely. All ceiling fans are on. Storm shutters on lanai are closed.
7/27/23: I poured 4oz of vinegar down the HVAC condensate tube and then chased with water. I did find three live black ants inside the front door down the hallway and kill them. The ant situation is about the same as before.
7/27/23: The car’s battery maintainer reads 100.
7/27/23: Construction has not started on the roof of the building yet. All ceiling fans are on. Upstairs bathroom bathtub is full of miscellaneous items. The upstairs bathroom sink is tagged for a slowly leaking trap where it connects to the bottom of the sink when water is running through it. The sink can wait to be repaired. Storm shutters on lanai are closed.
