Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,090 service calls we have performed 3,491 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/23/24: Made sure both screen doors were locked & the water main was off when leaving. Renovation progress photos below. All ceiling fans are off. All storm shutters are closed. Shed door is locked.
4/23/24: There is a section of soffits pushed up in the back left corner of the house. The gutters around the outside of the residence will all need to be repaired or replaced. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Garage side entry door temporarily boarded up. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane.
4/23/24: Made sure all the breakers with a green sticker were off. The refrigerator has perishable food items inside see photo below. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. Monitoring the old water stains above the garage overhead door closely.
4/23/24: Was unable to deactivate the alarm system using the code provided when I arrived. Tried contacting the client several times & eventually found the neighbor John for help. The client was unable to deactivate the alarm system before the Charlotte county sheriff’s office arrived to investigate. John advised he will activate the alarm system when leaving. Removed Trugreen signs from the front yard. Made sure the water heater, range & ice maker were off. Kitchen lights are on. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections see photos below. Salt container for water softener is 3/4 full. Lawn has small brown spot in backyard from broken sprinkler heads. Client is aware & addressing. Pool safety fence is installed. Both lanai screen doors anre unlocked. All storm shutters are closed. Shed door is unlocked.
4/22/24: Drive by. Went back to the residence to check the water level in the pool after running the water hose in it for several hours. The water level was back up in the pool but I noticed water leaking from a cracked pipe connection on the bottom of the pool pump filter canister see photos below. I left the pool pump off for now. Will send a video of the leak to the client via text. Client advised they are contacting the pool company.
4/22/24: All of the weeds that were growing in the pool pavers appear to have been sprayed since the last service call. Ran the hose in the pool during the inspection to help keep the water level up. The humidity level was well under 60% inside the residence when i arrived. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
4/22/24: Removed a Lawn care extraordinaire pest sign dated 4/19 from the front yard. The pool water level was back up to the optimal level of the middle of the top skimmer port since the last service call. The chlorinator lid was slowly leaking when I arrived see photos below. I ran the hose in the pool during the service call to help keep the water level up. Brought in two pieces of mail with some sales flyers see photo below. The small ac air filters in all the bedrooms need to be cleaned or replaced. Client will address. Salt container for water softener is full. Patio furniture on lanai. All storm shutters are currently off.
4/22/24: The humidity level was well below 60% inside the residence again when i arrived. I raised the thermostat to 79 for now to save energy. Will continue to monitor closely & adjust accordingly. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. One of the lanai screens has a large tear in it. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
4/22/24: The deadbolt on the front door was unlocked when i arrived. I made sure to lock the deadbolt when leaving. Made sure the water heater & range were off. Uv lamp in air handler was on. The humidity level was over the acceptable level of 60% inside the residence from the ac system sitting idle for too long. I lowered the humidistat to 35% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Lamp in living room was on. All ceiling fans are on.
4/22/24: Brought in one piece of mail see photo below. Made sure the water heater, range & ice maker were off. Removed a food item from the refrigerator that was starting to perish see photo below. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
4/22/24: Made sure the water heater was off. Laundry room ceiling has been repaired. Storm damage wood fence has been removed. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
4/22/24: Turned on the surge protector for the blink security system. Made sure the water heater, range & ice maker were off. Irrigation tank on left side of house was 3/4 full when i arrived. Items on list in kitchen do not appear to have been completed yet. The cracks in the stucco on the right side of the house have been filled since the last service call. Screen door is missing from front porch. Used the remaining distilled water to start filling the golf cart batteries but was unable to finish all of the batteries as I could not find any more distilled water. The lawn has excessive browning throughout. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
4/22/24: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Storm shutter on lanai is currently open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance.
4/22/24: Portable dehumidifier read 69%. Left the water main on when leaving. All storm shutters are open.
4/22/24: The ac air filter has been replaced since the last service call. All storm shutters are open. There appears to be some rust staining on some of the pool tiles by the waterfall. Left the water main on when leaving.
4/22/24: Removed a Johnny bugs pest sign from the front yard. The humidity level was over the acceptable level of 60% inside the residence again when i arrived. I opened the air vent on the ac & the air immediately started blowing out colder. I lowered the ac to 72 for now as well to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Photo of boat & motor below. Checked all damp rid buckets. Electric pole in backyard is leaning. All clam shell shutters are closed. Garbage cans are secured. Put the keys back in the shed when leaving.
4/22/24: The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help keep the water level up. Made sure the water heater was off. The pool company arrived to service the pool during the service call. Checked light timer in living room. Checked shed in backyard. Empty lot is being maintained. Clear storm panels are on over the Florida room windows.
4/22/24: The mailbox was leaning, location marks have been placed across the back yard, the pool pump has been turned off & the pool water level was extremely low when i arrived see photos below. I was able to straighten out the mailbox & ran a hose to the pool to start bringing the water level back up. Will have to leave the hose running in the pool when leaving & will return in several hours to check the water level & turn the pool pump back on. Ran the storm shutters on the lanai up & down for preventative maintenance. The humidity level has been consistently under 60% inside the residence. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. The ac air filter in the master bedroom is dirty & needs to be replaced soon size 12x12x1. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. An electrical conduit connection on the right side of the house behind the pool pump equipment appears to have disconnected. All storm shutters are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
4/19/24: All storm shutters are open & the water main is on. Checked all damp rid bags. Left everything on & as is when leaving. Was unable to open or close the garage overhead door from the outside. I left the key to the residence on the front porch when leaving.
4/19/24: Removed a signature pest sign dated 4/11 from the front yard. The car has been returned to the garage since the last service call. The battery maintainer light was green & I did not see any lights turning on inside the car during today’s service call. I put the key fob & service invoice back inside the house. Made sure no faucet handles were leaking while running water throughout the residence. The humidity level was well under 60% inside the residence when i arrived. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Monitoring the old water stains on the guest bedroom ceiling closely. Photo of the pool below. Client advised she may close the gates soon.
4/19/24: The lawn is slightly yellow & has an excessive amount of weeds growing in it see photos below. Brought in one piece of mail see photo below. Made sure the water heater & ice maker were off. Gas stove appeared to be off. Water softener salt container is half full. Will start the car every other service call.
4/19/24: Will water the plant on the lanai every other service call.
4/19/24: The water heater is almost 20yrs old & may need to be replaced soon see photo below.
4/19/24: All ceiling fans are off.
4/19/24: The exterior light by the front door was on when i arrived. I turned it off before leaving. Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when i arrived with the current settings. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter was dirty & needed to be replaced. I replaced it with one of the new air filters provided extractor the air handler & wrote the date of installation on it. The water heater is almost 20yrs old & may need to be replaced soon see photo below. All ceiling fans are off. Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
