Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,122 service calls we have performed 28,068 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/1/25: Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.7/1/25: The lawn still has some slight browning throughout the entire yard but appears to be getting better. One of the travertine tiles by the pool & outside the lanai screen door appear to be sinking. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.
7/1/25: A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using one of the water bottles provided. Put the keys back in the lockbox when leaving.
7/1/25: The ac system was back on & appeared to be working correctly again. There is a pile of renovation debris in front of the house. New cabinets have started being installed through throughout the residence photos below. The water main has been turned back on. One of the old water shut off valves behind the utility sink in the garage was still slowly leaking when I arrived. New kitchen cabinets were starting to be installed when I arrived. New flooring has been installed in all the bedroom since the last service call photos below. I was unable to run water throughout the residence as all of the plumbing fixtures have been removed during remediation. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. Mini split ac is off.
7/1/25: A section of ceiling panel has fallen on the lanai. Excessive weeds are building up in the driveway pavers. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
7/1/25: All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.
7/1/25: Monitoring the old water stains above the garage overhead door closely.
6/30/25: All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
6/30/25: Removed a Johnny Bugs pest sign from the front yard. There is a perishable item inside the refrigerator. Checked water level in endless pool & ran the bilge pump during the service call as the cover had a large puddle of water on it. Visual check of the truck in the driveway. Visual check of the boat photo below. Made sure all the red lights were illuminated inside the boat breaker panel.
6/30/25: The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
6/30/25: The two mail documents requested were not inside the mailbox when I arrived. I did not see any more dead bugs on the floor. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
6/30/25: Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
6/30/25: Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
6/30/25: Monitoring the damaged area of sod in the backyard. The irrigation timer box is locked. All thermostats were set to 80. Guest wing hallway temps were 80.6 degrees & 52.8% humidity. Master bath hall temps were 80.6 degrees & 53.1% humidity.
6/30/25: Brought in one piece of mail with some sales flyers see photo below. Rebooted the Internet router & adjusted the irrigation timer to run twice per week. Replaced the batteries in the camera on the front of the house with the two backup batteries provided. Will have to replace the battery in the doorbell camera on the next service call. Salt container for water softener is 1/2 full. Patio furniture on lanai. All storm shutters are off.
6/30/25: Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
6/30/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Lanai screen door is locked.
6/30/25: All ceiling fans are on. Lamp in living room is on.
6/30/25: Hot tub water was clean & control panel light was on. All ceiling fans are off. Checked all light timers. Checked irrigation float in pond. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.
6/30/25: The mini fridge in the garage is off due to it no longer working. Monitoring the old water stain in the master bedroom closely. All ceiling fans are off. Left the utility room light on per the instructions. Both pool cage screen doors are locked. All storm shutters are closed.
6/30/25: There is a small section of soffits damaged & hanging down on the middle of the right side of the house. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
6/30/25: Brought in one piece of mail with some sales flyers see photo below. The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
6/30/25: Picked up a few small dead cockroaches off the floors throughout the residence. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are off.
6/30/25: Turned the living room tv off. The irrigation control timer on the left side of the garage is locked & I’m unable to access it. I left the water main on when leaving for the lawn irrigation system. Client advised the perishable items inside the refrigerator are ok to leave for now. Sections of flooring are starting to lift up in several locations throughout the inside of the residence. All ceiling fans are off. Lanai door is locked.
6/30/25: There was some work being performed inside the residence when I arrived. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust it accordingly. The ac air filter is dirty & needs to be replaced size 20x20x1. Mini fridge and utility room is off & door is open. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is locked.
