Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,122 service calls we have performed 28,068 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/3/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.7/3/25: Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
7/3/25: The water heater was manufactured on 10/09/2020. The right rear tire on the car has a leak & is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
7/3/25: The backflow valve connected to the water main in the parking garage leaks when the water main is turned on. New louvers are waiting to be installed on the front of the building. Alarm system is deactivated. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month. All storm shutters are closed except the shutter over the front door.
7/3/25: Wine cooler is off & door open. All storm shutters are closed. Front of building is waiting on a section of louvers to be replaced. Turned the water on & off using the water main inside the residence.
7/3/25: All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed. New louvers are waiting to be installed on the front of the building.
7/3/25: Mini fridge was on & cold. All ceiling fans are off. Storm shutters on lanai & back windows are closed.
7/3/25: Watered the three orchids on the kitchen counter. Mini fridge was on & cold. All ceiling fans are off. Furniture is on front porch. Storm shutters on lanai are closed. All other storm shutters are currently open.
7/3/25: Brought in a package of three new custom size ac air filters see photo below. I replaced the dirty air filter with a new filter & wrote the date of installation on it. All of the plantation shutters & valances have been removed from all of the windows & temporary blinds have been installed. Wine chiller in master bedroom closet read 50. All ceiling fans are on. Checked all damp rid buckets. Storm shutters on lanai are closed.
7/3/25: Portable dehumidifier in kitchen read 59. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Both washer & dryer doors are open to prevent odors. Both attic spaces were dry. Monitoring all old water stains on the ceilings closely. All storm shutters are closed except for the shutter over the front door.
7/3/25: The humidity level was under 60% inside the residence again. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. There is paint peeling on the ceiling next to the master bathroom shower which appears to be caused by moisture coming from the shower when being used. Client advised they will address the situation. The metal parking garage storage room door is excessively rusted & may need to be painted or replaced soon. All ceiling fans are off. Checked attic space upstairs. Section of storm damaged lanai floor is taped off & waiting to be repaired.
7/3/25: My keys provided will no longer work in the deadbolt on the front door. Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was off in #603.
7/3/25: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photos below. All ceiling fans are off. Watered the three plants on the front porch. Storm shutters on lanai are closed.
7/3/25: The humidity level was well below 60% inside the residence again. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Storm shutters on lanai are cracked open for ventilation. Parking garage storage room door is locked.
7/3/25: Had to repackage the extra old box of glass pictures found at the residence for safe shipping & brought it to the ups store to be shipped to the northern address. Photo of the receipt with tracking number below.
7/1/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
7/1/25: Front load washing machine door is cracked open to prevent odors. Lanai screen door is locked.
7/1/25: The plate on the car is expired. All ceiling fans are off. Checked all light timers. No mailbox.
7/1/25: Half the storm shutters around the residence are open. Made sure the garage overhead door was closed when leaving.
7/1/25: Removed cobwebs from around the security cameras on the lanai. All ceiling fans are off. Turned the water main off to the house only when leaving.
7/1/25: Large propane tank on left side of house has 75lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Client will address. Mini fridge on lanai is off.
7/1/25: Brought in one piece of mail with some sales flyers see photo below. Excessive weeds are growing in the front landscape beds. The deco drain on the lanai has excessive weeds growing out of it & needs to be cleaned out. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
7/1/25: The pool pump filter canister leaks while the pool pump is running. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
7/1/25: The ac air filter is dirty & needs to be replaced size 20x24x1. There are some large cracks on the lanai floor around the outside of the pool. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
7/1/25: Both master bathroom sinks still leak from underneath when water is being ran through them. I have tagged them as such. All ceiling fans are off. Lanai screen door is unlocked. Mailbox lid is taped closed. Boat & trailer are being stored on vacant lot down the street.
