Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,122 service calls we have performed 28,068 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/4/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered plant in the kitchen. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.7/4/25: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 81 & the humidistat to 45% for now to circulate air & mitigate the high humidity level. The ac system turned on & cold air was blowing out the vents. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Lanai screen door is locked.
7/4/25: All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
7/4/25: The kitchen sink is tagged for leaking from underneath when water is running through it. All ceiling fans are off.
7/4/25: All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plant on the lanai.
7/4/25: Brought in one piece of mail with some sales flyers see photo below. All ceiling fans are off. Watered the plants on the table & rotated 1/4.
7/4/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
7/4/25: The master bedroom humidity level was over the acceptable level of 60% when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured several ounces of vinegar down both ac condensate drain lines for preventative maintenance. Wine cooler in kitchen is off.
7/4/25: Portable dehumidifier in kitchen read 41. All ceiling fans are on. Made sure to engage the lock on the front door when leaving.
7/4/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant in the living room. All ceiling fans are off.
7/4/25: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent odors.
7/4/25: There appears to have been some activity inside the residence since the last service call. Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
7/4/25: Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
7/4/25: Entered the residence through the back dining room sliding glass door. I left the sliding glass door in the dining room unlocked for access to the residence for now & made sure the storm shutter was locked when leaving. I was still unable to enter the residence through the small garage overhead door as the keypad is not opening the door. The garage door was still working with the switch inside the garage. The plate on the car is expired. The gutters along the back of the house may need to be cleaned out soon. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are closed/on.
7/4/25: The area of new sod in the front yard still has some browning. Monitoring the sections of new sod in the front yard. Ceiling fan on lanai is on. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & clear panels on. Put the key back in the lockbox when leaving.
7/4/25: The ac system is back on & working correctly again after being repaired recently. One of the pipes connected to the bottom of the pool pump filter canister is slowly leaking while the pool pump is running. All ceiling fans are off. All storm shutters are closed. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
7/4/25: Removed a spider free pool cage sign from the front yard. Brought in two packages that were laying by the front door when I arrived see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Irrigation system is in the run position. Photo of the pool below. Green slip in mailbox. All storm shutters are closed.
7/4/25: Portable dehumidifier in kitchen read 49. Watered the plant on the kitchen counter. All the new landscaping was alive & appeared to be healthy. Green slip in mailbox. Mesh storm shutter on Lanai is closed. All other storm shutters are currently off.
7/3/25: Portable dehumidifier in kitchen read 45. All ceiling fans are on. Checked all damp rids. Wine cooler is off. All storm shutters are closed.
7/3/25: The lock is broken on the living room right side sliding glass door. All ceiling fans are on. All storm shutters are closed.
7/3/25: New parking garage storage room door keys do not unlock the door. One of the sun screens on the lanai is damaged. Client will address.
7/3/25: The upstairs humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The plastic was dry & I did not see any evidence of water underneath the white covering on the master bedroom ceiling. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 62. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. All storm shutters are closed. All storm shutter switches are in the neutral position.
7/3/25: The automatic ac condensate drain line cleaner is 1/2 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was off in #2004.
7/3/25: The humidistat has been adjusted to the on position & the humidity level was back under 60% inside the residence. Will continue to monitor closely & adjust accordingly. Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
7/3/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
