Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,122 service calls we have performed 27,853 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/14/25: Both the carport & porch ceilings have been repaired since the last service call. The storm shutter over the mid guest bedroom has been repaired & the soffits on the back of the house have been repaired since the last service call. The garbage can has been returned to the carport since the last service call. Made sure the water heater, range and ice maker were off. Photos of the bathtub shower tile corners where they meet the ceilings below. Picked up the check from the kitchen table. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. Green slip in mailbox.
1/14/25: Raised and lowered the hurricane shutter out back. Pool cage is down, reported previously. The pool is clearing up but has debris on the bottom, reported previously.
1/14/25: Brought in one piece of mail with a stack of sales flyers see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The block privacy wall on the front left corner of the house is storm damaged. Client will address. A piling from someone else’s dock appears to have floated onto the dock during hurricane storm surge water & has gotten stuck on top of the dock. Client will address. Several pool cage screens have small tears & holes in them. Client will address. The lattice around the pool pump is damaged. Client will address. I did not see any alligators down by the dock today. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai, right side garage window & half the front door. Visual check of the dock. Put the key back in the lockbox when leaving.
1/14/25: Weeds beginning to really take over, reported previously. I did not turn the water main off per client's request. I watered the four plants out front. I brought a package from the front door into the garage, photo below. I walked the house a second time to make sure toilets had shut off and no water was running because of the request to leave the water on.
1/14/25: The repaired section of roof & facia on the left side of the house appears to still be waiting on a new piece of metal flashing at this time. No water stains on the master bedroom ceiling. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane Ian.
1/14/25: I brought in a pool slip from the lanai dated 1/9. I watered all the plants within the pool cage. There was some kind of pest that had dug under the hose reel case. I lifted it up and could not find anything under it. I also covered/filled the area back in.
1/14/25: The guest bathroom sink has started to leak from underneath where the trap connects to the bottom of the sink when water is running through it see photo below. I shut the valves off to the sink & tagged it as such. Swept up gecko droppings from the kitchen & dining room floors. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Monitoring the old water stains above the garage overhead door closely. Green slip in mailbox.
1/14/25: I kept the thermostat and the humidistat the same as set last. I will keep an eye on it. There is a very large anctive ant hill in the front front corner landscaping, reported previously.
1/14/25: Removed several true green signs from throughout the yard. Weeds are starting to build up in the landscape beds see photos below. The damaged section of soffits have been repaired since the last service call. The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level back up. Brought in five pieces of mail with a stack of sales flyers see photo below. Made sure the water heater, range & ice maker were off. Garbage disposal is currently not working. Client is addressing. I made sure to use the left side sink only. The humidity level was over 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Client is addressing. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
1/14/25: All gopher tortoise dens appear dormant. The soffit damage from the storms remains in need of repair, previously reported. There remains some damage needing repaired to the pool cage. The pool level is below the skimmer port, pump is off and spa is empty, reported previously. Two tiny tears in top pool cage screen next to the bathroom door.
1/14/25: The light to the larger master bedroom closet was on I turned it off. The water main was on upon arrival, I turned shut it off.
1/13/25: The residence was recently inspected by a pest control company & may be treated for subterranean termites soon. I did not currently see any insects by the lanai door but it is still difficult to open & close. There were currently no dead bugs on any of the floors throughout the residence since turning off all the lamps connected to light timers. The pool pump is still not working. Client is addressing. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
1/13/25: The photo eye sensor for automatic dusk to dawn operation on the lamp post in the front yard appears to have failed causing the lamp to stay on in the daytime. I was unable to find the switch to turn the lamp post off for now. A new photo eye sensor is recommended. Client will address the situation. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house. I put the key back in the lock box when leaving.
1/13/25: Made sure the water heater was off. The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment photos below. The driveway & sidewalk have been pressure washed since the last service call. All of the weeds in the landscape beds & pavers appear to have been sprayed since the last service call. Several sections of soffits around the residence have white tape temporarily placed on them. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
1/13/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. All ceiling fans are off. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are open. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning. Power company is addressing.
1/10/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off.
1/10/25: Unlocked the lanai screen door for screen replacement. The microwave has been storm damaged from electrical surges & is currently unplugged. Client is aware. Portable dehumidifier in kitchen read 56. Checked light timer in living room. Lanai screen door is unlocked.
1/10/25: The lanai has been thoroughly cleaned since the last service call see photo below. Photos of the carpet in front of the living room sliding glass doors below. Made sure the water heater was on the lowest setting & the ice maker was off. Will water the plant on the lanai every other service call. Lanai screen door is locked.
1/10/25: There are some perishable items inside the refrigerator. Monitoring all old water stains on the ceilings closely. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Checked all light timers. Permit attached to the pool heater. Pool pump timer is set to run between 9:30am-7:00pm. Watered the plants on the lanai. One of the pool cage screens still has a tear in it. Client will address. All storm shutters are closed except for the shutters along the front of the house.
1/10/25: Turned everything back on for clients return & left the water main on when leaving. There are some perishable items inside the refrigerator. Some of the sinks and toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 39. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
1/10/25: Brought in two pieces of mail with some sales flyers. The plates on both cars are expired. Two large sections of pool cage screens are torn. Several inches of water appear to have entered the garage several feet into the garage during the hurricane but everything is currently dry & the cars are ok. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.
1/9/25: I poured vinegar down the HVAC tube then chased it with water.
1/9/25: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second. The ceiling issue in the garage just inside the door has not changed. Spot on the wall in the office/den has not gotten any worse. There are weeds growing in the landscaping and pavers out front, reported previously.
1/9/25: I poured 4oz of vinegar down the HVAC condensate tube then chased it with 12oz of water. The master bath shower head has very little pressure.
1/9/25: I poured vinegar down the HVAC condensate tube and then chased with water. The guest bedroom ceiling fan light was on, I turned it off.
