Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,122 service calls we have performed 28,068 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/11/25: Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.7/11/25: Lanai screen door is locked.
7/11/25: Made sure the water heater, range & ice maker were off. Removed the half gallon of milk from the refrigerator. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided next to the air handler & wrote the date of installation on it. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off.
7/11/25: All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
7/11/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
7/11/25: Ran the keurig & ran the dishwasher per the instructions given, turned it off & propped it open when finished. Front load washing machine lid is cracked open for ventilation. Wine cooler in den is off. All ceiling fans are off. Lanai screen door is unlocked. Put the key back in the lock box when leaving.
7/11/25: Checked all damp rid buckets. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
7/11/25: Portable dehumidifier in kitchen read 56. Checked light timer in living room. Lanai screen door is locked.
7/11/25: The lock on the right side living room sliding glass door handle does not appear to be working correctly. The secondary lock is engaged. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
7/11/25: Weeds are starting to build up on the lanai photo below. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
7/11/25: Weeds are starting to build up in the landscape beds see photos below. I did not water the palm tree in the backyard as it was starting to rain when I arrived. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter is closed. Bahama shutters are open. Green slip in mailbox.
7/11/25: All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lanai screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
7/11/25: The closer on the bottom of the glass storm door over the front door has quit working & will no longer hold the door open. Client is addressing. Checked all damp rid bags. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Monitoring all old water stains on the garage ceiling closely.
7/11/25: Checked all damp rid buckets. All ceiling fans are off. Lanai screen door is unlocked.
7/11/25: The ac system was back on & appeared to be working correctly again since being repaired after the last service call. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
7/11/25: Ran the Keurig coffee maker & used a water filter. The plate on the vehicle is expired. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
7/11/25: The guest bathroom sink leaks from underneath where the trap connects to the bottom of the sink when water is running through it only. The valves are off & it is tagged as such. Client will address. All ceiling fans are off. All storm shutters are off/open.
7/11/25: The refrigerator & freezer were both on & working correctly again. I did not smell any odors coming from inside the refrigerator. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below.
7/11/25: Monitoring the water damaged dining room ceiling closely. The ceiling has not changed in appearance & everything was currently dry. A section of the roof is temporarily tarped & a solar panel section is leaning on the left side of the residence. The plate on the Kia expires soon. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed.
7/11/25: The deadbolt lock on the front door has quit working correctly from the outside as the key got stuck in the lock & it would not turn the deadbolt as I was leaving. I had to take the lock apart to remove my key for now. I was able to lock it from the inside after putting it back together & exited through the garage side entry door for now. A locksmith or the client may be needed to repair or replace the lock on the front door for future access to the residence. Weeds are starting to build up in the landscape beds see photos below. 7/10/25: All interior ceiling fans are on. Checked all damp rids. Storm shutters on lanai are closed.
7/10/25: Monitoring all old water stains on the ceilings closely. All storm shutters on the lanai are closed.
7/10/25: Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
7/10/25: The upstairs humidity level was over the acceptable level of 60% when I arrived. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. I was unable to start the car as I could not locate the key fob. I’m unable to access the garage storage room as my current passcode is no longer working. The wine cooler in the dining room is not working. Ac condensate automatic drain line cleaner was full. Mini fridge in dining room was on and cold. The garbage disposal is seized & Im unable to free it. Storm shutters are open.
7/10/25: The garbage disposal was seized again when I arrived. I was able to free it using a disposal hex key. Air dryer was on. The alarm system is temporarily disarmed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
