Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 26,910 service calls we have performed 7,199 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/5/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. The armadillo hole reported about previously appears to be inactive the debris I put in the throat of the hole appears to be intact. Some digging in the yard but just 3 small holes. Several pieces of mail including the Quest Diagnostics that is to be forwarded.7/5/22: Checked all light timers. Watered both plants with the water bottles provided. Will place all empty water bottles in the recycling bin per the client. Did not run any water inside the residence per the client. There appears to be soffit & facia damage in several locations around the outside of the residence. Put the keys back in the lockbox when leaving.
7/5/22: Brought in one piece of mail see photo below. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door.
7/5/22: I walked the house twice to make sure no water was running because the water main is to remain on. Toilets are off at the water tank valve.
7/5/22: The lawn needs to be mowed. Both screen doors on the lanai are locked.
7/5/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. The bushes on the garage side of the house should be trimmed photo belo.
7/5/22: Sprayed some more active hornets nests from the soffits. The ac air filter is dirty & needs to be replaced size 20x20x2. There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
7/5/22: I watered 8 plants on the lanai as indicated by the moisture meter.
7/5/22: Brought in two pieces of mail see photo below. The top screw on the left side sliding glass door handle is stripped & will not tighten causing the door handle to be loose. Client advised that the roof is going to be replaced.
7/5/22: Excessive weeds & vines are growing throughout the entire yard. The door between the garage & home is closed. No droppings were present on the lanai.
7/5/22: Removed a Turner pest control sign dated 6/24 from the front yard. Brought in one piece of mail & a H20 systems service slip dated 6/23 see photos below. A clock in the left side guest bedroom was on the floor when I arrived see photos below. It appears the nail holding it came loose from the wall. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Several palm trees have pre-existing freeze damage. Both lanai screen doors are locked. Outbuilding is locked.
7/4/22: Made sure the water heater, range & ice maker were off. The gfi outlet underneath the breaker panel in the garage appears to be broken see photo below. Left the mail in the mailbox per the client. Checked all damp rids buckets & bags. Mini fridge in the detached garage is off & the door is open. Watered the potted plants on the lanai. Detached garage temperature & humidity readings were: 87.4 degrees & 57.2% humidity. Visual check of the boat & trailer photo below.
7/4/22: Removed an undated Johnny bugs sign from the front yard. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the boat see photo below.
7/4/22: Removed a problem solved pest sign dated 6/28 from the front yard. Brought in a one gallon container of vinegar for hvac condensate drain line preventative maintenance see photo below. Made sure the water heater, range & ice maker were off. There are two pipe connections corroded on top inside the plumbing manabloc system. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
7/4/22: The gated area on the right side of the house with the pool pump equipment needs to mowed see photo below. The kitchen sink is tagged for leaking underneath the counter from the base of the faucet when water is running. Weeds are growing in all the landscape beds. The fish pond looks clean & the water is at a good level photo below.
7/4/22: All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
7/4/22: Kitchen remodel progress photos below. Checked the plumbing before turning on the water.
7/4/22: Lanai screen door is locked. Checked all light timers. Put the key back in the green container when leaving.
7/4/22: All of the weeds & vines have been removed from the landscape beds since the last service call. The lawn company left large piles of grass clippings laying on top of the grass in several locations throughout the lawn & didn’t blow off all their lawn clippings see photos below. The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
7/4/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Excessive weeds & grass are growing in all the landscape beds. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked all light timers.
7/4/22: The well pump equipment was not leaking & appears to have been repaired since the last service call see photos below. The security system updated while I was inside the residence. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door.
7/4/22: Did not have access to the water heater. Visual check of the boat, trailer & vehicle.
7/4/22: Breaker #6 for the portable ac was tripped again when I arrived. I reset the breaker restoring power to the portable ac. Portable dehumidifier read 37.
7/4/22: Brought in one piece of mail see photo below. The cover for the bbq grill is torn. Both valves for the pool auto filler were on.
7/4/22: Checked all damp rids throughout the residence. Photos of the boat & motor below.
