Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,410 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/18/24: The smoke detector in the master bedroom is defective and needs to be replaced. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on. Green slip in mailbox.9/18/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The two previously reported armadillo holes appear to be inactive. One newer or at least fresh digging in one armadillo hole, phot below. There is a large brown spot in the grass next to the driveway, seems to be improving some.
9/18/24: Found several circular holes in some of the bottom pool cage screens on each end of the pool cage see photos below. I covered them with duct tape for now. Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance. All ceiling fans are off. Watered the plants on the front porch per the instructions provided. All the plants appear to be healthy photo below. Mesh storm shutters on lanai are closed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Left the water main on for the pool water auto filler when leaving.
9/18/24: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the ceiling studs. The garbage disposal switch is taped in one position so I did not test it. The smoke detector in the living room is chirping, indicating it will need a battery replaced. It is not an issue as long as no one is staying here in my opinion.
9/18/24: Visual check of the car, battery maintainer had power. I propped the dishwasher door open.
9/18/24: Checked all damp rid bags. Wine cooler in dining room is off & door open. Deep freezer in front room closet was on & cold. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Watered the plants on the lanai. Both lanai screen doors are locked. Left the front door handle unlocked when leaving.
9/18/24: I poured vinegar down the HVAC condensate tube then chased with water.
9/18/24: All of the soffits have been replaced on the building since the last service call see photo below. All ceiling fans are off. Wine cooler in kitchen is off & door propped open. Lanai screen door is locked. Green slip in mailbox.

All ceiling fans are off. Monitoring the guest bedroom window closely. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
9/18/24: All of the soffits have been replaced on the building since the last service call photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Washer dryer combo partially removed from utility closet blocking closet doors making it unable to inspect the water heater & ac air handler. Mini fridge in kitchen is off & door open. All ceiling fans are off. Checked damp rid bucket in storage closet. Will start the car every other service call.
9/18/24: All of the weeds have been removed from the lanai since the last service call. All of the ac air filters in the ceilings throughout the residence appear to be dirty & may need to be replaced soon. All ceiling fans are off. Washing machine door is cracked open to prevent odors from building up. All storm shutter panels are on. Green slip in mailbox.
9/18/24: A small section of soffits are slightly pushed up on the right side of the house see photos below. The lanai may need to be pressure washed soon photo below. All ceiling fans are off. Wine chiller read 62. All storm shutters are closed. Green slip in mailbox.

9/17/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
9/17/24: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filters as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
9/17/24: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
9/17/24: The main drain pipe underneath the kitchen sink has started to leak when water is being ran through it see photo below. I have tagged the kitchen sink as such. Client will address when they return. The master bathroom right side sink is tagged for leaking from the drain stop connection on the trap when water is running through it. Client will address. Monitoring the old water stain repair on the guest bathroom ceiling. Mini fridge in kitchen is off & doors open. Storm shutter on lanai is closed.
9/17/24: The water was not discolored, had any odors or had any debris in it. Both guest bedroom windows are still waiting for new screens. Facade of building is still waiting to be finished. Storm shutters are open. Left everything show ready when leaving.
9/17/24: I poured 1/4 cup of vinegar down the AC drain as requested. The ceiling spot in the master bedroom has been repaired, photo below. The ceiling light in the MB was on when I arrived, I turned it off.
9/17/24: The facade of the building has been repaired recently see photos below. All six damp rid buckets throughout the residence are full & needs to be replaced. New windows are still waiting to be installed in the guest bedroom. Some plaster work and painting will need to be done around the inside of the new windows. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Checked all damp rid buckets. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Water heater has reached 10yrs of age. Sections of the building facade are still waiting to be repaired.
9/17/24: I poured vinegar down the HVAC tube followed by 12oz of water. There was a package at the front door I brought it inside, photo below.
9/17/24: The facade of the building had been repaired recently see photos below. The inside of the residence has not changed in appearance since the last service call. New drywall is still waiting to be placed over the repaired walls throughout the residence & plantation shutters put back over the windows. All ceiling fans are off. Mesh storm shutter on lanai is closed.

9/17/24: The pool pump is set to pull from the bottom center drain. It’s been 2 months since the AC drain was vacuumed. I suggest every 8 to 12 weeks between, especially during heavy usage months.
