Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,028 service calls we have performed 3,795 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/1/23: Made sure the water heater, range & ice maker were off. Checked all damp rid buckets. Storm shutters on lanai are closed.
6/1/23: The dehumidifier read 53. I poured vinegar down the HVAC condensate tube I then chased it with water.
6/1/23: Turned on the irrigation system & found that it has already been programmed to run on Tuesday’s & Saturday’s. Removed a trugreen sign from the front yard. Brought in one piece of mail & a trugreen service slip see photos below. Removed a live tree frog from the bowl of the guest bathroom toilet. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. There appears to be some damaged roof shingles on the front & back of the house. Left the water main on when leaving for the pool water auto filler.
6/1/23: Was unable to open the garage overhead door. The lock appears to have been repaired as the lock cylinder has been pushed back in since the last service call but the keypad will not open the door. The keypad illuminates but flashes when I enter the current passcode. The ac system is currently off & waiting for the main drain line to be cleared by a plumber. The inside of the residence has not changed in appearance since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Was unable to run water inside the residence per management. Lanai ceiling fan is damaged. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.
6/1/23: Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter on 7/1. Checked the light timer in the living room. Checked all small damp rid buckets. Turned off both water main handles when leaving.
5/31/23: Monitoring the old water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Storm damaged garage overhead door has not been replaced yet.
5/31/23: The front door was completely unlocked & all the kitchen lights were on when I arrived. The water damaged kitchen ceiling appears to have been painted since the last service call see photo below.
5/31/23: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
5/31/23: Mesh storm shutters are closed. Irrigation system is on. Client advised the water stains on the ceilings have been inspected & the brown spot in the lawn is being addressed.
5/31/23: Checked all wood floors thoroughly. There appears to be several sections of wood flooring separated near the laundry room entrance & in the kitchen. Checked damp rid bucket in master bathroom shower. Faint water stain around light in shower has not changed in appearance.
5/31/23: Brought in one piece of mail with some sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Monitoring the water damage on the dining room ceiling closely. There was currently no water in the small plastic pool below the water damaged area. The paint is peeling off the wall in the guest bathroom sun light. Roof is patched in several areas for leaks. Monitoring all previous water stains on ceilings closely. Turned the water main off to the house only when leaving.
5/31/23: The entire lawn had excessive browning when I arrived see photos below. Irrigation system light was blue.
5/31/23: Weeds growing in the pool/lanai paver cracks, photos below. Light was on inside, photo below. In a previous conversation with the homeowner I believe she said it is controlled remotely. Red SUV in the drive but no one was on the premises, photo below. The General generator appears to be installed.
5/31/23: There were several brown spots in the lawn when i arrived see photos below. The pool water level was also low. I ran the hose in it during the entire service call & during ohearns service call to bring the water level back up. Vacant lot is being maintained. Storm shutter panels are on over the master bedroom lanai door. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Watered the two orchids by the front windows. Garage side entry door handle only is unlocked.
5/31/23: The browning of the yard is about the same as last service call. The bugs near the slider ate just a bit more but still I saw no live bugs inside the home.
5/31/23: There was still an alert on the ac thermostat concerning the WiFi connection when i arrived. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
5/31/23: Found the gfi outlet in the garage that the car battery maintainer is plugged into tripped when I arrived & reset it. The cover is broken on the exterior electrical outlet on the right side of the house. Checked all damp rid bags. Wine cooler in dining room read 46. Deep freezer in front room closet was on & cold. Monitoring all previous water stains on the ceilings closely. Watered all plants on the lanai. Both lanai screen doors are locked.
5/31/23: Poured vinegar down the HVAC condensate tube chased by water. Locked the lanai doors. The water main was on upon arrival off upon departure.
5/31/23: Made sure the water heater, range & ice maker were off. Checked all damp rid bags. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/31/23: Made sure the water heater, range & ice maker were off. Found the kitchen & master bedroom windows unlocked & locked them. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
5/31/23: Pulled a Pucor sign from the front yard.
5/31/23: Mini fridge in living room is off & door propped open.
5/31/23: Mini fridge in kitchen is off & door open. Checked small damp rid buckets in storage closet.
5/31/23: A section of the child safety gate around the pool was not latched again, I latched it. The weeds growing in the cracks of the pool area have been sprayed and killed. Brown area in the front yard looks much better. The pool edges need scrubbed, see photo below. The two toilets took several flushes to clear, photo below.
5/31/23: The client deactivated the alarm system when I entered as I did not have a passcode. Client provided passcode for next service call. Made sure the water heater, range & ice maker were off. Client advised they will be removing the perishable items from the refrigerator. Brought in one pool service slip dated 5/30. Right side pool cage door is locked. Monitoring the new patch of sod in the front yard photo below. All storm shutters are on.
