Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,396 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/10/18: Watered 3 trees per written instructions on kitchen counter. Left side sink stopper in the master bathroom will not open/lift. Half a dozen bug droppings in guest tub, as found last service date, I cleaned these up.9/10/18: Many dead ants behind dresser in master bedroom, photo below.
9/7/18: Seems to me I recall a three wheel bike under your carport before your children came to stay in jail and for the last several inspections this bothered me is I can’t recall for sure.
9/7/18: Chipped away quite a bit of ice from the door of the freezer it was almost frozen shut again.
9/7/18: I ran the spa for duration of visit, turning off before departure.
9/7/18: Visual check of both cars I found the Mercedes and SUV have light mildew which I wiped off.
9/7/18: Upstairs humidity is just a little over what I like to see however 61% in the morning is understandable. I went back over to your dad’s after doing your home to see what the humidity had been reduced to as I lowered the thermostat by 2° When I found the humidity at 66%. The humidity at that point was at 54% I then move the thermostat up to 77°.
9/7/18: Something started to dig in the landscaping on the left side of your home, photo below. I moved the thermostat down 2 degrees to help mitigate the humidity in your home. I pulled a Stayton pest control sign from the yard dated 9/4/18.
9/7/18: Photo below of the spot on ceiling of the garage.
9/7/18: Met Dave and Bill from Kimal Lumber to look over door issue. They replaced the door seal with a larger seal. The general consensus is with the large overhang and screened top of the entry this is not from driving rain. It is more then likely condensation thus a larger seal should solve the issue.
9/6/18: The light mildew in the convertible is the same as last I notated. Smoke detector leading into the master bedroom is chirping battery needs replaced. One screen blew out on lanai which damaged 2 corners which I was able to bend back enough to put back in place.
9/6/18: Water is off at unit 2004.
9/6/18: I did not run the water in the sink in the master bedroom that has the trap leak.
9/6/18: More dead bees upstairs about a dozen. Ceiling spot in master bedroom does not appear to be any worse.
9/6/18: No brown water from any fixture today.
9/6/18: Replaced Damp-Rid bags in car. The alarm was not activated upon my arrival, it was activated upon departure. Discoloration around the lighting fixture in the larger upstairs closet, photo below. Some spots developing near the lighting on the living room ceiling, photo below. This could be past problems bleeding through the paint realizing all the roof repair/replacement that was completed recently.
9/6/18: Watered the 2 plants on the front lanai. The car is developing light mildew see photos below. I looked both in the storage room and condo for leather cleaner to wipe down but found none. Car should really be cleaned professionally from roof header material to the carpet.
9/6/18: Last time I stop by the Contractor has not tagged the water main to remain off we discussed it and I tagged it. He agreed that he would remove the tag once the construction was to a point where the water could be turned on. The valve was still tagged so I did not turn it on. Below are photos of the current construction progress.
9/6/18: I found both living room lights on when I arrived, I do not use lights inside your home as I bring a high powered LED lamp with me. I shut them off. I cannot get the electric panel door open it is jammed shut.
9/6/18: Photos below of the water spots on the ceiling of the living room reported upon early in the season, they appear no worse. Mold mildew spots around the light in the larger closet upstairs I believe have gotten just a bit worse than first reported at the beginning of the season. I realize there was quite a bit of roof work this year and so I’ve been monitoring them all season.
9/6/18: I’m not sure what or who has been in your condo and changed the settings on your thermostats however both thermostats are set to 76° they are both reading 76° the fan is set to auto downstairs and the fan is set to on upstairs which isn’t what I would do fan should always be at auto. Humidity is much higher than it should be based the temperature something is not correct with the AC system. I put my hygrometer up to the event in the upstairs bathroom and held it for several minutes the temperature of the air was 75°. This should be 10 to 15° lower than that.
9/5/18: Watered exterior potted plants. I was NOT able to activate the alarm without the bypass codes. Peach US mail delivery slip see photo below.
9/5/18: All thermostats set to 80 and read 80. Meter readings: Hall thermostat off kitchen 45.2% humidity 81.8 temp; Master bath hall 47.2% and 81.9 temp. The utility exterior door gasket has a very large gap, see photo below.
9/5/18: No kitchen appliances other than a new refrigerator. No kitchen sink or cabinets so I couldn’t run the water. In the master bath there is no sink and no tub to run water into. Pulled several weeds from inside the lanai. Pulled a Truly Nolen pest control sign from the front yard dated 9/4/18.
9/5/18: Front door seep deteriorating see photo below.
