Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,396 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/12/18: Car cover looks good.
9/12/18: Pulled and treated weeds in lanyard on the lanai.
9/12/18: Photo below of current brown spot in the front yard. Two screen panels on the lanai were blown out, photos below.
9/12/18: Is my opinion that the AC system is still not working properly was not running when I arrive I was not able to get a tour run on its own until I lifted the Safe-T-Switch then it ran until I placed the Safe-T-Switch back then it shut off. Appears somebody has worked on it but I’m not sure they remedy the problem. Photos below. Picture of debris on floor under thermostat.
9/12/18: I found several dead ants in guest bathroom, photo below. I did not find any live ants. I swept them up.
9/12/18: Debris on roof as documented in past reports.
9/12/18: The pool water level is over the skimmer port, draining is recommended. Weeds are getting more aggressive as documented in past photos. Gate on right side of home was wide open.
9/12/18: Found main gate open and damaged see photos below, closed it before departure.
9/12/18: The key to gain access to the building no longer works. The person who did let me in said that you must provide the key to me he/they cannot. From this point forward unless I receive a key it will be necessary to have someone let me in.
9/12/18: Weeds in landscaping as noted in past reports. Brought several palm fronds from the right side yard to the front for pick up.
9/12/18: Sarasora debris on the roof from the trees. I put the soffit panels that are blown up a bit back in place as discussed.
9/12/18: I tested the irrigation system. There is a spot in the center of the front lawn is browning a bit, see photo below. The pool tech left a piece out for the pool, see photo below. Someone left the spigot next to the water main on and the hose sprayer pointing upwards. When I turned the water on I was hit square in the face and chest. My equipment and phone got wet as well, when you have an opportunity to other service providers please urge them to be mindful others may be affected if they do something like this again.
9/11/18: The AC filter appears to need changed, see photo below.

9/11/18: Mildew on the front seats of the SUV. Photo below of browning or the front yard grass. Removed a pest control sign from the yard next to the mailbox.
9/11/18: Screen patch on pool cage has come loose, see photo below. Pulled weeds on lanai.
9/11/18: Brown spot out front looking even worse and now displays some mole activity. A hole has been dug outfront behind the Aloe Vera plant but it is much smaller than many not sure what kind of pest dug it, see photo below.
9/11/18: AC filter needs to be replaced (20x20x1), appears to be moldy see photo below. I found 2 sliding doors not latched. The one closest to the kitchen I was able to latch. The other in the guest bedroom to the tiny balcony I was unable to latch, I tried repeatedly. The master bathroom toilet was empty, see photo. I ran the water in all fixtures during the entire service call, swabbed and flushed the toilets several times.
9/11/18: I ran the water in all fixtures the entire service call. Watered the one plant on the lanai. Replaced the AC filter. I considered running the lanai shutters down, however at this point neither hurricane Florence nor hurricane/tropical storm Isaac have any impending track to affect our area. If I had put them down the plant on the lanai will probably be very very ill if not dead In two weeks.
9/11/18: Ran the lanai shutters up and down.
9/11/18: I found a couple dozen ants working the exterior base of your home on the side where your AC units sit.
9/10/18: Weeds growing in landscaping and concrete cracks as reported in past report with photos. Several active fie ant hills in the yard, photos below. The woodpecker appears to be trying to cop just right to the other plugged hole SSE photo below.
9/10/18: Poured vinegar down HVAC condensation tube. Digging in landscaping next to the water main, looks like an armadillo den, photo below.
9/10/18: Weeds growing out of cracks of lanai area, as described in past reports.
9/10/18: No water fell from the top of the entry door today. The pool is green, see photo below. This has happened one time before in my 7 years and believe it or not it turned green almost overnight. With all the rain we’ve received the chemical balance was ripe for this to happen.
