Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,396 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/24/18: Client was unable to deactivate alarm remotely, so I deactivated and the client instructed me not to arm upon departure.9/21/18: Right side master bathroom sink fixture leaks, I have tag did to make you aware upon your return.
9/21/18: Chipped away quite a bit of ice from the door of the freezer it was almost frozen shut again. The thermostat was not working the display indicated the batteries were needing replaced, I could not find any in your condo so I replaced them with ones that I bring for just such an occasion. The master bath toilet is leaking where the tank meeta the stool when flushed I have tagged both the tank and where it leaks.
9/21/18: Gate was locked.
9/21/18: I ran the spa for duration of visit, turning off before departure.
9/21/18: SUV n the drive with Connecticut license plate, photo below. Watermain was on. Tried to contact owner but no answer assuming the home is occupied.
9/21/18: Locked water main valve before departure. Small ceiling discoloration/leak in utility area leading to garage as reported before, see photo below for comparison. Weeds growing in the cracks of the lanai and the gutter that runs between the house and cage. Very large wasps nest under the soffit at the highest point on the backside of your home.
9/21/18: Weeds growing in the gutters. Pool area needs power washed. Photos below. No evidence of coyotes anywhere to be found.

9/20/18: Below are pictures of your water leak in the kitchen. Although the water main valve is off and was turned off by maintenance it is not completely shutting as the picture from the fixture in your tub shows water still running if valve is open. It is not leaking under the sink as the valves are shut off under the sink. There is water under the carpet on the other side of the counter to the left of your sink as indicated by the darker area in the photos below.
9/20/18: I found it more dead bees upstairs somewhere between three and four dozen photos below. There were also 3 to 5 live is inside the upstairs. I contacted Ginnie at property management she’s going to have pest-control look at it again.
9/20/18: The hurricane shutters in the front dining area and bedroom are up.
9/20/18: Water is off at unit 2004.
9/20/18: I found the light in the hallway leading to the master bedroom I shut it off. I don’t use interior lights as I bring high powered LED lamp with me so I’m not sure how I got turned on.
9/20/18: Driver side front tire a bit low on the Fiat
9/20/18: Watered the 2 plants on the front lanai.
9/20/18: Last I spoke to the Contractor we discussed the water main would remain off until the tag I put on the main is removed. He agreed that he would remove the tag once the construction was to a point where the water could be turned on. The valve was still tagged so I did not turn it on.
9/20/18: The car had light mildew on doorsie arm rests, see example photo below, I wiped them off. Damp-Rid container is about half used up.
9/20/18: Light mildew has began to develop on the steering wheel and the seats of the SUV. It is so light that taking a photo probably would not show up. I looked in your storage room to find some sort of leather cleaner but could not find any.
9/20/18: Replaced the master bedroom closet Dam-Rid bag.
9/19/18: Took several photos sending via email.
9/19/18: Watered exterior potted plants. I was not able to activate the alarm without the bypass codes. Ensured all circuit breakers were on. Turned the thermostat down to 72.
9/19/18: Circuit breaker #19 (jacuzzi) was tripped.
9/19/18: All thermostats set to 80 and read 80. Meter readings: Hall thermostat off kitchen 47.2% humidity 79.6 temp; Master bath hall 45.7% and 81.4 temp. I found a live wasp in the hallway leading to Ike’s room, I swatted it down and killed it I did not find any others. The very front downspout next to the drive is washing away the mulch picture below. There’s also a round dry spot dead spot in the grass on the right side of your home if you’re standing looking at your whole picture of below.
9/19/18: No kitchen appliances other than a new refrigerator. No kitchen sink or cabinets so I couldn’t run the water. In the master bath there is no sink and no tub to run water into. Pulled several weeds from inside the lanai. Pulled a Truly Nolen pest control sign from the front yard dated 9/17/18z
