Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,034 service calls we have performed 4,426 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/17/24: I watered all the plants surrounding the pool inside and out. There were two pieces of mail I brought inside. The hydraulic closer for the pool screen door is broken, reported previously. The pool is dangerously low, see photo below. I set the water hose and meters to run for 120 minutes to get the level up closer to the middle of the skimmer port. I will come back after two hours to shut the water main valves and the pump off. There are weeds beginning to grow in the landscaping, example photo below.
4/17/24: Read the letter & picked up the money from the dining room table. Made sure the water heater, range & ice maker were off. A new water heater has been installed since the last service call. All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
4/17/24: Home under renovation from flood damage. At this point none of the sinks or showers have completed plumbing. The pool has debris at the bottom, photo below. I moved the thermostat up to 78 from 75.
4/17/24: The humidity was a bit high when I came in. The system was not running so I moved the thermostat to 76. The system came in and ran - 64.5 degrees coming out of the supply vent. I left the thermostat at 76 so the system runs more frequently in the spring until temps get closer to 90 outside then I will readjust it.
4/17/24: The neighbors truck was in the driveway when i arrived. Made sure the water heater & range were off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
4/17/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. There is an armadillo hole in the front corner landscaping and digging around the house in the landscaping consistent with an armadillo, photos below. I turned the circuit breaker off to the range. There was a small package at the front door (photo below), I brought it inside. Two plants out back appear to be unhealthy, photo below.
4/17/24: Made sure the water heater, range & ice maker were off. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon see photo below. Monitoring all old water stains on ceilings closely. Irrigation timer is set to the run position. Water softener salt container is half full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
4/17/24: Both empty garbage cans have been put back on the side of the house & the construction materials have been removed from the driveway since the last service call. Photos of the lanai & front entrance ceilings below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the plants on the lanai. Mesh storm shutters are open. Irrigation system is on. Visual check of the boat photo below. Straps were tight.
4/17/24: A small section of new soffits on the front of the building appears to have been pushed up see photos below. Picked up a few gecko droppings off the dining room floor next to the sliding glass doors. The humidity level was still over the acceptable level of 60% inside the residence when i arrived from the ac system sitting idle for too long. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ac system uv light was blue. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Faint water stain around light in shower has not changed in appearance.
4/16/24: The humidity level has been consistently below 60% inside the residence. I raised the ac thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
4/16/24: No charge drive by. Dropped off the key to the residence in the key drop box outside the front office as the office was closed when i arrived.
4/16/24: All reporting conditions have returned to normal. Made sure the water heater, range & ice maker were off. Made sure everything was ready for showings. Storm shutters are open. Both guest bedroom windows are still waiting for new screens. Facade of building is still waiting to be finished.
4/16/24: The humidity level was below 60% inside the residence again when i arrived. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Swept gecko droppings off the lanai floor. The water heater has reached 10yrs of age & may need to be replaced soon. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Checked all damp rid buckets. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Sections of the building facade are still waiting to be repaired.
4/16/24: Removed another Truly nolen pest sign dated 4/15 from the front yard. Brought in another large stack of important mail & sales flyers. Will be taking all important mail to the post office for forwarding. The humidity level was well under 60% inside the residence again when I arrived. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. There is a large brown spot in the lawn on the back right side of the house. Some of the trees on the right side of the house appear to be dead. Activated the alarm system when leaving.
4/15/24: Drive by. Opened up the residence for clients return. Turned on all essential breakers, plugged in water softener, disconnected battery maintainer on car, left water main on etc.
4/12/24: Drive by. Went to the residence to perform an inspection but the residence appeared to be occupied when I arrived.
4/12/24: The front door was extremely hard to open & would not close all the way when i arrived. A new door sweep has been installed on the bottom of the front door since the last service call & was blocking the door from closing all the way as it was hitting the threshold see photos below. I found a maintenance personnel downstairs & advised him of the situation. He immediately inspected the door & tried making adjustments but was unable to get the door to open & close correctly again. The maintenance man stated that he found a door hinge modified with washers that is causing the problem with the door & the new sweep see photo below. The metal threshold now also has a large dent in it photo below. The front door opened & closed correctly before the new door sweep was installed & is now extremely difficult to open & close. Will contact the client & advise them of the situation. The humidity level was over the acceptable level of 60% inside the residence again when i arrived from the ac thermostat being turned up to 77 again since the last service call. The ac system has been sitting idle for too long due to lower outside temperatures causing humidity levels to rise. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Left the kitchen lights on when leaving per the instructions.
4/12/24: The trap on the guest bathroom sink is tagged for leaking at the drain stop connection when water is running through it. Client will address. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
4/11/24: Drive by. Put both empty garbage cans back inside the garage. Made sure the garage overhead door was closed & the lock on the front door engaged when leaving.
4/11/24: None of the old keys would work on any doors when I arrived. I entered the residence using the key from the lockbox on the front door when i arrived & put the key back in the lockbox when leaving. The new keys provided on the kitchen counter open the water heater room & garage exterior doors only. The key in the lockbox opens the front door & the garage storage room doors only. Client advised to make a copy of the key in the lockbox that opens the front door & garage storage room for now. Do not paint lanai signs on the front porch & sliding glass doors. Brought in one piece of mail with some sales flyers see photo below. Made sure the water heater, range & ice maker were off. Portable dehumidifier in kitchen read 50. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. The storm shutters on the front, dining room & living room windows are currently open. Storm shutters on lanai are cracked open for ventilation.
4/11/24: The door handle on the front door was unlocked & the alarm system was disarmed when i arrived. Client advised to activate the alarm system & lock the door handle when leaving. Made sure the water heater, range & ice maker were off. Opened up the cameras in the living room & master bedroom per the client. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac system sitting idle for too long. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed.
4/11/24: There was some caulking work being performed on the front porch & all of the storm shutters were open throughout the residence for painting of the building when I arrived see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. One of the refrigerator door seals is torn & tagged as such. Several tears in some of the front porch screens. The wine cooler in the dining room was on & reading 41/50. Tag on vehicle appears expired.
4/11/24: Was able to enter the residence today as all the plastic has been removed from the front of the building since the last service call. Half of the storm shutters on the lanai were open & the screens covered with plastic for the painters see photos below. New key provided by the office does not open the garage door. Garage door is temporarily unlocked for access. Checked the water pan in the ac return vent.
4/11/24: The paint has been removed from the front porch screen & the damaged closer on the screen door has been replaced since the last service call but the screen door still appears to have been bent & is still sticking out a little when closed see photos below. The lanai still needs to be cleaned & the few spots of paint cleaned off the tile by the sliding glass doors. Client advised these will all be addressed during the next walkthrough. The humidity level is consistently over the acceptable level of 60% inside the residence. Client advised a dehumidifier will be installed soon. The new kitchen sink faucet has extremely low water pressure. All of the supply valves underneath the sink appear to be open. I have tagged it as such. New roof construction has not changed in appearance since the last service call. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Exterior of car is dirty & will need to be washed when client returns.
4/11/24: No charge drive by to do a temperature and humidity check in order to get you back into your regular service call rotation. Ac thermostat read 76/76. Temperature & humidity read 76.3 & 67.6%. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. A detailer is recommended to clean at this time. Information has been provided to the client via email. Your next scheduled service call is on 4/25/24.
