Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 26,902 service calls we have performed 17,316 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/25/24: Brought in three pieces of mail with a stack of sales flyers see photo below. Ac cool setting has been turned on. Monitoring the new sections of sod in the backyard closely. The tile grout is starting to crack in some of the corners of all the bathroom shower walls. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Lanai screen door is locked. Almost all storm shutters are currently off.
3/23/24: Grass is a little long.
3/22/24: Made sure the water heater, range & ice maker were off. Made sure no faucet handles were leaking while running water throughout the residence. The humidity level was over the acceptable level of 60% inside the residence from the ac system sitting idle for too long. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lights on the battery maintainer connected to the car were amber color stating that the battery was not fully charged. I found the lights on the shifter knob illuminating intermittently with an electronic noise engaging under the hood approximately every two minutes causing parasitic draw on the battery. Will contact the client & advise them of the situation. Monitoring the old water stains on the guest bedroom ceiling closely. Photo of the pool below. 3/21/24: The humidity level has been consistently below 60% inside the residence. I raised the thermostat to 72 for now to save energy. Will continue to monitor closely & adjust accordingly. New key provided by the office does not open the garage door. Garage door is temporarily unlocked for access. Checked the water pan in the ac return vent.
3/21/24: Drive by. The refrigerator was full of excessive moisture & puddles of water inside when i arrived. The bottom right side freezer section was warm & completely defrosted. I had to remove all of the defrosted food items & cleaned up all of the water photos below. The left side freezer section was cold & everything was still frozen solid. I turned the refrigerator off for approximately 10mins & turned it back on to see if it gets cold again. The refrigerator came back on & sounded normal but I am unable to tell if it is working correctly until the next service call. Will contact the client & advise them of the situation. Client advised to remove everything from refrigerator if not working on next service call.
3/21/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
3/21/24: The ac air filters appear to have been cleaned since the last service call. The inside of the residence appears to have been cleaned recently. Upstairs computer is off. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. The water heater is over 8yrs old & may need to be replaced soon. All storm shutters are fully closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
3/20/24: The pool pump is set to pull water from the bottom center drain. I found a few items out on the counter and a bit out of place I think. So I took photos and if you’d like me to put things away next time, just tell me where or how I turn the water heater off at the circuit breaker as well as the range. The water main was on upon arrival and I shut it off upon departure. As far as the overall condition it appears as they did a fairly good cleaning job there are a few things that I noticed but not very bad job at all really. The armadillo is back.
3/20/24: The car battery maintainer light had power. I had to flush the guest toilet several times to clear the water, it had a brown tinge to it. The alarm pad next tot the garage door beeps lightly every minute or so.
3/20/24: There is a crushed downspout at the end, reported previously. It is at the front left corner when standing on the side walk. The water main was on upon arrival, off upon departure.
3/20/24: I started the car and let it idle during the service call. Guest bathtub drain covered with cellophane. The toilets have cellophane covering the bowls. The tire indicator light for low tire(s) is lit on the dash. The tires in front appear to need a little air but not so much that the car leans or they are flat. The water is smelling a bit, the hot water side of the system should be ran for a while to clear this up.
3/20/24: Home under renovation from flood damage. No work being done today, home locked and vacant. I cannot see anything that has changed since last week with the exception to the floor tile in bathroom, photo below. The pool pump only has one timer nub so as far as I can tell the pump runs 24 hours then is off for 24 hours. Should have the pool company check that. Pool is daily clean but has a lot on the top of the water in what appears to be tiny bugs, probably because of the skimmer and pump issue.
3/20/24: Pool has debris on the bottom, photo below. Edges of the pool need brushed, but not as bad as last week. Watered all the plants surrounding the pool inside and out. There were several pieces of mail I brought inside, one appeared important, photo below. There was a large envelope on the lanai that I brought in as well, photo below.
3/20/24: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. The HVAC system would not run, called customer to schedule a service tech.
3/20/24: Went back inside as I forgot my envelope.
3/20/24: The humidity level has been below 60% inside the residence. I raised the thermostat to 73 for now to save energy. Iron out tablets are needed for the tanks of both toilets as iron is starting to build up in them from the city water. Client will address. The water heater has reached 10yrs of age & may need to be replaced soon. Client will address. Storm damaged garage overhead door is waiting to be replaced. 3/20/24: Was unable to run water throughout the residence as there was no running water when i arrived. The electric appears to have been turned off to the residence as well. There was a roofing repair estimate inside the mailbox when i arrived see photo below. There is a hairline crack starting in the stucco underneath the mid guest bedroom window.
3/20/24: Drive by. Went to the residence to perform an inspection but the water main was on when i arrived & it appeared the residence was occupied. Will contact the client.
3/19/24: Watered the orchid on the kitchen counter using the instructions provided by the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
3/19/24: Brought in six new large damp rid buckets & replaced all the old full damp rid buckets throughout the residence see photo below. The humidity level was under 60% inside the residence again when i arrived. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. The water heater has reached 10yrs of age & may need to be replaced soon. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Sections of the building facade are still waiting to be repaired.
3/19/24: There are some perishable items inside the refrigerator. Did not see any water underneath any of the windows. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired. Facade of building is still being worked on.
3/19/24: Brought in another large stack of important mail & sales flyers. Will be taking all important mail to the post office for forwarding. The humidity level was well under 60% inside the residence again when I arrived. I raised the thermostat to 72 for now to save energy. Will continue to monitor closely & adjust accordingly. There is a large brown spot in the lawn on the back right side of the house. Some of the trees on the right side of the house appear to be dead. Activated the alarm system when leaving.
3/19/24: Drive by. Went to the residence to perform an inspection but the residence appeared to be occupied when i arrived.
3/15/24: Made sure the water heater, range & ice maker were off. Found the guest bathroom drain stop connection to the trap leaking underneath the guest bathroom sink when running water through it due to a deteriorated plastic washer inside the connection see photos below. Will send a video of the leak to the client via text. I cleaned up all the water, turned off the supply valves to the sink & tagged it as such for now. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
3/15/24: The residence appears to have been cleaned & some furniture has been placed throughout the residence since the last service call see photos below. The humidity level has been over the acceptable level of 60% inside the residence from the ac system sitting idle for too long. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Left the kitchen lights on when leaving per the instructions.
