Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,389 service calls we have performed 29,298 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/11/25: Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed.
11/11/25: Building façade construction progress photo below. The plantation shutter is waiting to be reattached to the inside of the new master bedroom lanai door. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
11/11/25: Brought in one piece of mail with some sales flyers see photo below. The humidity level in the garage was back under 60% after making the last adjustment. Will continue to monitor closely and adjust accordingly. Storm shutters on lanai are closed. The mini fridge on the lanai & the mini fridge in lanai storage room are both off & doors open. All ceiling fans are off. Ran water in lanai sink. The new irrigation system appears to be on.
11/11/25: Brought in two pieces of mail with some sales flyers see photo below. The pool water level was still a little low when I arrived. I ran the hose in it during the service call and set the water timer for 60 mins to help bring the water level up. The mid guest bathroom shower faucet handle escutcheon plate is loose. I have tagged it as such. Watered the plant in the laundry room & rotated it. Front load washer and dryer lids are open to prevent odors. Ran water through the kitchen pot filler. Wine cooler read 55.0. Mini fridge on lanai was on & cold. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Visual check of the jet skis. All storm shutters are closed/on except for some of the panels on the left and right side of the house.
11/11/25: The neighbor is no longer temporarily residing inside the residence and all of the perishable food has been removed from the refrigerator. I made sure the water heater and the range were off. The tree on the back right corner of the house is touching the roof of the house & It may need to be trimmed soon. The lawn has some browning in the backyard. There are a couple sections of soffits pushed up along the back of the house. The pool is missing a couple tiles on the waterline. Client is addressing. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the truck in the driveway. Visual check of the boat photo below. Left the water main on when leaving.
11/11/25: Brought in one several pieces of important mail with a stack of sales flyers. I put the prepaid envelope in the mailbox to be forwarded to the client. The lawn has some brown spots throughout the entire yard.
11/11/25: Brought in one piece of mail see photo below. The white Toyota Camry is in the driveway. The lawn is starting to look better. Checked all damp rid buckets. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox.
11/11/25: Entered the residence using the new passcode provided. Brought in one piece of mail with some sales flyers see photo below. Mini fridge was on and cold. All ceiling fans are off. Owner’s closet is locked. Both lanai screen doors are unlocked. Visual check of the boat. All storm shutters are open. Left the water heater & water main on when leaving.
11/11/25: The plate on the vehicle expires soon. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The water heater is 10yrs of age & may need to be replaced soon. All ceiling fans are off.
11/11/25: Brought in three pieces of mail with some sales flyers see photo below. The garbage disposal has started to leak from the bottom when water is being ran through it. I removed everything from under the kitchen sink and cleaned up any water with paper towels for now. I have tagged it as such and client can address when they return. The humidity level was back under 60% inside the residence after making the last adjustment. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed.
11/11/25: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
11/11/25: All of the weeds that were growing in the landscape beds appear to have been sprayed since the last service call. Brought in four pieces of mail with some sales flyers. Put all sales flyers in the trash can. I left the mail at the residence for clients return. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
11/7/25: All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
11/7/25: All ceiling fans are off. Lanai screen door is locked.
11/7/25: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
11/7/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
11/7/25: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 14. Front load washing machine lid is open to prevent odors.
11/7/25: Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
11/7/25: Excessive weeds are building up in all the lanai pavers & deco drain. Entered the residence through the back dining room sliding glass door. I left the sliding glass door in the dining room unlocked for access to the residence for now & made sure the storm shutter was locked when leaving. I was still unable to enter the residence through the small garage overhead door as the keypad is not opening the door. The garage door was still working with the switch inside the garage. The plate on the car is expired. The gutters along the back of the house may need to be cleaned out soon. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are closed/on.
11/7/25: All ceiling fans are off. All storm shutters are closed. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
11/4/25: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
11/4/25: The plate on the car is expired. Client will address. All ceiling fans are off. Checked all light timers. No mailbox.
11/4/25: Front load washing machine door is cracked open to prevent odors. Lanai screen door is locked. Green slip is in mailbox.
11/4/25: More vinegar will need to be provided for the AC condensate drain line. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
11/4/25: Weeds are starting to build up in the landscape beds photo below. Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
