Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,037 service calls we have performed 3,967 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/22/23: Made sure the water heater, range & ice maker were off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Mesh storm shutter on lanai is closed.
5/22/23: Brought in two pieces of important mail with some sales flyers see photo below. Will be taking all important mail to the post office for forwarding. Watered the live plants inside the residence. There is a hole in the soffits that needs to be filled above the electric meter on the right side of the house where the electrical conduit goes into the attic. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/22/23: The water main was on & the hose was running in the pool again when i arrived. It appears the pool company serviced the pool before I arrived again & ran the hose for evaporation. I let the hose run during the entire service call & turned it off when leaving. Checked shed in backyard. Empty lot is being maintained.
5/22/23: Watered the plant in the kitchen sink. Lanai door is locked. All storm shutters are closed.
5/22/23: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran water throughout the residence during today’s service call. Locked the screen door & put the key back inside when leaving.
5/22/23: Watered 8 plants using the bucket using the water spigot on the right side of the house & made sure it was off after watering the plants. Did not run any water inside the residence per the clients.
5/22/23: Brought in one piece of mail with some sales flyers see photo below. The cracks in the stucco underneath the windows on the left & back sides of the house may need to be filled in soon see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All previous water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch. Lanai screen door is locked.
5/22/23: The water spigot on the front right side of the house was running when I turned the water main on & there was a folded up piece of sandpaper with paint on it laying on the ground underneath the hose spigot when i arrived see photo below. There appears to be a work trailer in the driveway next door but nobody is currently there photo below. Both pool cage screen doors were unlocked & the left side screen door was cracked open. The pool water level was low again from evaporation. I ran the hose in it during the entire service call to help bring the water level up. I had to set the water timer to 60mins when leaving to bring the pool water level back up to an optimal level. Will return sometime today to check on the pool & turn the water main off. The tree in the backyard appears to be dead. Client is aware of the brown spots in the lawn. Pool safety fence is installed. All storm shutters are currently off.
5/21/23: Drive by. Went back to the residence after approximately 2.5hrs to check on the pool water level & install a water timer on the hose spigot for future use of keeping the pool water level at an optimal level. The pool water level was back up over the middle of the top skimmer port when i arrived. I turned the hose off & installed the new timer on the hose spigot see photos below. Made sure the water main was off when leaving.
5/21/23: Drive by. Turned off the spa by pressing the foot button next to the spa. The spa was difficult to turn off as the rubber push button appears to be dry rotted see photo below. The pool water level was low at the bottom of the top skimmer port as well when i arrived from evaporation. I ran the hose in it & will need to return in approximately 2hrs to check on the water level & turn the hose off. Will contact the client & advise them of the situation. Client advised to bring a water timer back & connect it to the spigot next to the pool to aid in keeping the water level at the optimal level.
5/20/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
5/19/23: Turned off the large propane tank valve on the right side of the house. Removed an undated Ranson sign from the front yard. Made sure the water heater & ice maker were off. The garage light was on, I turned it off before leaving. Checked all light timers. Did not see any spiders inside the residence during today’s service call. Both lanai screen doors are locked. Monitoring the aphids on the gardenia bushes. There still appears to be some aphids present. The pool company arrived to service the pool while I was inside the residence.
5/19/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are ripples in the shingles in several locations around the residence.
5/19/23: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
5/19/23: Made sure the water heater, range & ice maker were off. It was warm & the humidity level was over the acceptable level of 60% inside the residence when i arrived. The ac thermostat was not holding set temperature & warm air was blowing out of the vents. I found the ac condenser breaker in the breaker panel accidentally turned off instead of the range breaker above it. I turned the ac breaker back on restoring power to the condenser outside which started blowing cool air from the vents again & immediately started to cool the residence. Will continue to monitor closely.
5/19/23: Monitoring the previous water stain around the vent fan on the master bathroom ceiling closely.
5/19/23: The damaged trim around the attic access cover can wait until the client returns.
5/19/23: There was a white subaru sedan in your parking space when I arrived photo below.
5/19/23: Brought the keys to the other condo & left them on the kitchen counter. Removed the chocolate ice cream from the freezer. Made sure the water heater, range & ice maker were off. There is laundry in the washing machine that is dry photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storage room door is missing weather stripping. Large sealed damp rid buckets are recommended for vehicle.
5/19/23: Made sure the water heater, range & ice maker were off. Portable dehumidifier in kitchen read 52. Checked light timer in living room.
5/19/23: Made sure the water heater & range were off. Monitoring all previous water stains on the ceilings closely. Hot tub is unplugged & breaker off.
5/19/23: I checked the sprinkler control center as requested each zone is set to come out at two 12:15 AM. The grass appears to be healthy and green. There are no brown spots. I checked under the windows for wet carpet. I did not find any dampness.
5/19/23: The gfi outlet on the lanai is tripped & will not reset. Bug zapper is off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai.
5/19/23: I found several dead black ants, but I couldn’t find any live ants along the back slider in the living room, photos below.
5/19/23: Checked all damp rid buckets. Monitoring the previous faint water stain on the living room ceiling closely.
